F- <br /> ing 100 or more units. <br /> 9.28 Subject to Board of A <br /> ppeals uses such as but not lim- <br /> ited to restaurants, convention facilities, health clubs, <br /> retail shops, beauty and barber shops are permitted <br /> within motels containing 100 or more units. <br /> 9.3 Open Space Multi-Family Development <br /> An Open Space Multi-Family Development may be al- <br /> lowed in R-1 and R-2 zoning districts in accordance <br /> with the following procedures and standards. <br /> 9.31 Site Eligibility — A parcel of land located in zoning <br /> districts R-1 and R-2 containing at least twenty (20) <br /> acres, (land subject to seasonal or periodic flooding or <br /> covered by tidal water, pond, lake, stream or river not <br /> to be included), with at least 200f frontage on a public <br /> way or on a way having in the opinion of the Planning <br /> Board, sufficient width, suitable grades and adequate <br /> construction to provide for the needs of vehicular <br /> traffic in relation to the proposed use of the land <br /> abutting thereon or served thereby and for the Instal- <br /> lation of municipal utilities, to serve such land and the <br /> buildings erected or to be erected thereon, shall be <br /> eligible for open space multi=family development. <br /> 9.32 Density <br /> 9.321 One half of the total area shall be developed for <br /> single family residential use under the Cluster <br /> Development Section as set forth in section 9.4 <br /> herein. y, <br /> 9.322 The remaining one half of the total area shall <br /> be developed for multi-family dwelling at a den- <br /> sity not to exceed four units per acre, provided <br /> none of the dwelling units contain more than <br /> two (2) bedrooms. <br /> 9.323 Any provision above as to density requirements <br /> notwithstanding each multi-family development <br /> Up to fifty (50) dwelling units may have one <br /> dwelling unit containing three (3) bedrooms and <br /> one additional three :bedroom dwelling unit for <br /> each additional fifty dwelling units. <br /> 9.324 In determining the.total area to.be used in mak- <br /> ing, the above computation, not more than ten < <br /> 24 k} <br />
