separate parking spaces shall be provided for <br /> each multi-family dwelling unit. <br /> 9.352 A Buffer strip of land equal in width to the front <br /> Yard requirement of the underlying zoning dis- <br /> trict shall be created along the entire perimeter <br /> of the multi-family portion of the tract, the <br /> buffer strip shall be unbroken except for access <br /> roads. The buffer strip shall be considered part <br /> of the permanent open space. The ,buffer strip <br /> shall -be retained in its natural state or land- <br /> scaped if in the opinion of the Board of Appeals <br /> it is necessary to protect privacy of adjoining <br /> land owners and shall not be used for parking or <br /> organized recreational activities. The Planning <br /> Board may require a buffer strip in excess of the <br /> minimum requirement depending on the use of <br /> adjoining land. <br /> 9.36 Common Open Space <br /> 9.361 The common open space shall be a defined area <br /> of open land shown on the definitive develop- <br /> ment plan containing not less than thirty (30) <br /> percent of the total land area, and shall be <br /> designed and maintained in accordance with the <br /> following standards: <br /> 9.3611 Naturally existing woods, meadow and <br /> marshland shall be maintained and im- <br /> proved by customary good conservation <br /> practices. <br /> 9.3612 In cases where the land is scarred or <br /> barren, it shall be improved to grow back <br /> to the natural state of the surrounding <br /> countryside. <br /> 9.3613 It shall be planned in large units of land, <br /> continuous wherever possible, and shall <br /> be accessible to the open space residential <br /> development property owners, or to the <br /> public when owned by the Town of <br /> Mashpee. <br /> 9.3614 It is the intent that the common open <br /> space be developed for reasonable out- <br /> door recreational uses. These may in- <br /> clude, playing fields, tennis courts and <br /> 26 <br />
