Kevin opened the
discussion by stating that basically they wanted to come back to this Committee because they have maintained the
appropriate buffer at the top of the hill they now feel they have somewhat of a problem. He said there are a couple of
large trees at the top of the hill that are not going to be able to sustain the winds and are causing a safety issue. Kevin said
in addition they feel there is a better way to do the finished product rather than huge block walls. They think it is
necessary to do something at top of the bank for safety purposes. He said when they originally came to this Board they
were proposing a building that was higher. Having to drop the building it did require a lot more cutting. He repeated they
think it is somewhat of a safety issue and they come now with a proposal to try and deal with it. There followed a lengthy
review and discussion. Highlights touched on included the following:
• Kevin noted part of the problem is they are dealing with pre-existing condition.
• Definitely some of the trees are going to have to come down or they will fall on the building.
• Tom asked whether or not they got the report to evaluate where they want to take trees down. Matt Teague
responded"no".
• Tom said he checked out the site and roots of the pine tree are exposed. However, he also noted topsoil had been
completely scraped and those trees appear to be healthy.
• Kevin noted that Design Review Committee is required to make sure that what is built is attractive to the Town.
He said requirements have left their site not only unsafe but also unattractive. Kevin said they have a plan to
landscape with plantings rather than a huge block wall.
• Steven Hayes commented that if trees left and land erodes the trees would topple. Tom said only the pine on the
corner was of concern.
• Steven said the planned trees in the parking lot area will provide buffer from Route 130 and will provide
screening. On the 40B side there will be the 6'-8' wall, which is not attractive. They feel landscaping makes
more sense.
