Mr. Taylor addressed the Committee and showed
pictures of the existing house. He said originally they wanted to put the apartment on the left-hand
side but would need variances so will place on right-hand side. Mr. Taylor showed Site Plan and
Building Plans. During the review and discussion, the following points were raised:
• Applicant needs to provide layout and square footage of existing site, as well as proposed
plan. Charlie Maintanis pointed out that these figures have to be on the submitted set of plans
and are not on these plans.
• Only one curb cut is allowed, so the other driveway has to be removed. Charlie advised that
DPW would authorize the curb cut.
• Applicant would need to submit Stamp Plans from either an architect or engineer showing
details of construction.
• Plans submitted for this review did not show everything, so they have to be updated.
• Plans would have to be more detailed on the framing. Walter pointed out that you can't use
2X1 O's in the front. Walter again repeated that everything has to be on Plan drawings.
• Applicant to show all fire ratings separation from the garage.
• Upstairs windows...make sure when removing you meet light/vent requirements.
• Make sure new code requirements are in the Plan.
• Charlie read Glenn Harrington's comments—namely: "Perk Tests have been done. I am
awaiting engineers plan to relocate the leaching facility to the back yard as the existing leach
pit is in the way of the proposed addition. House is approved for four bedrooms total. I have .
not seen an overall floor plan of the dwelling."
• Sheldon stated that smoke detectors and carbon monoxide detectors all have to meet the new
code.
Conclusion: Walter motioned Committee approve subject to the conditions that Applicant
submit the required Plans and subject to approval of Building Department, Fire Department,
and Board of Health; and approval of existing plan. Sheldon Hamblin seconded this motion
and it was unanimously approved.
