Don Megathlin said the 2 architects can come to the next meeting if needed and they will
be of the Planning Board meeting September 8. Mr. Megathlin said they are making a very brief
presentation this morning and have also submitted comments to Charlie Reilly. Following are
highlights of the comments presented by Applicant:
• Mr. Megathlin said that in 2001 the Planning Board approved a Special Permit and in 2006 the
Planning Board asked for site plan for each building. Since that time they've done 2 site plans
and each time they've done a site plan they've made amendments to the over-all site plan. He
said a lot of things the Committee is going to hear today have already been approved by the
Planning Board but they will concentrate on what is different from what the Planning Board
approved.
• This proposal is for 2 buildings—the first one is Walgreens; the second building is F-1, a very
small retail building. Building F-1 was designed by PCA, their architect for 10 years; Moesser
Associates was the architect for Walgreens. The building Plans were presented.
• Parking lot approved by the Planning Board was for 27 spaces...now increased to 49 spaces
and that is at Walgreens' request for increased parking.
• A report had been provided to Town Departments and during this presentation Mr. Megathlin
referred to various portions of the report. He said the report was set up to coincide with the
Special Permit regulations.
• Sidewalks are all in conformance with ADA regulations; and Mr. Megathlin pointed them out on
the site plan. Matt Eddy stated that sidewalk along 28 follows the roadway. He said sidewalks
following roadways can follow the grade of the roadway.
• Parking increased from 27 to 49 spaces and these were pointed out on the site plan. 3
handicap spaces will be provided and these also were designated on the site plan.
• Mr. Megathlin said the loading dock provided truck turning radius; will be no interference with
South Street.
