South Cape Village (continued) <br /> • Storm water management had been addressed by Matt Eddy. <br /> • Landscaping Plan prepared by Mary LeBlanc was presented by Mr. Megathlin and he and <br /> Mary LeBlanc explained trees and plantings to be placed at the site. <br /> • Mr. Megathlin pointed out that Article 37 allows any land acquired or donated to be included for <br /> purposes of set-back required and he said they comply with that including land that Talanian <br /> donated. He said the canopy on the building extends over the set-back line, but they are in <br /> compliance. <br /> • Dumpster is in loading bay area at Walgreens and complies with Board of Health regulations. <br /> • Transformer near 28 will be landscaped so that landscaping will screen the transformer. Tom <br /> Fudala said the transformer right on the corner is ugly and asked whether they could move it <br /> perhaps by the loading dock area. The response was "no" because they didn't want to <br /> damage the crabapple tree. NStar did allow them to put the transformer where they've placed <br /> it. <br /> • Mr. Megathlin stated that all signage sizes for Walgreens and F-1 building meet requirements, <br /> and he pointed out the Walgreens sign displayed on the building plan. <br /> • Applicant will submit lighting fixture plan to the Building Department before they get an <br /> occupancy permit. <br /> Committee Comments <br /> Loading Dock/Traffic Issues <br /> • Rich Stevens questioned loading dock access. Don Megathlin pointed out the loading dock <br /> and said Walgreens trailer to come once a week and they indicated the delivery would be early <br /> morning. Walter Yarosh commented that the location of the loading dock is not good. He said <br /> that corner will be a safety issue; it is a busy intersection. <br /> • Following discussion of safety concerns raised by the Committee, Tom O'Hara suggested that <br /> perhaps they can slow traffic coming off Route 28 by installing raised brick crosswalks. <br /> • Paul Bryant commented that there is a big problem with people taking an illegal left at that <br /> entrance. <br /> • Don Megathlin said based on the discussion and concerns raised, they will look at the design <br /> and try to come back with some other proposals to try and do something about the traffic <br /> issues. <br /> • Joe Clifford noted the over-all length of delivery truck for the loading dock is 40 feet. Matt <br /> Eddy said that is correct that is the size truck Walgreens uses. <br /> Buildinq <br /> • Wafter said that corner is gateway to South Cape Village. He suggested Applicants look at the <br /> elevation of the building close to Donna's Lane and put in false windows so that it doesn't give <br /> the appearance of being a back end of a building. David Coughlan said unfortunately false <br /> windows don't get maintained and don't look great then. Walter suggested they work on the <br /> corner elevation to make it feel more part of the building, rather than the back-end of a <br /> building. <br /> • Walter said the shape of the building is great; false windows would add to the look. <br /> 2 <br />
