Building (continued) <br /> • Walter pointed out that the fence and building are different material and he suggested that if <br /> they were both brick or both wood then it would blend in and the fence would be part of the <br /> building design. Don Megathlin commented they will look at it, but that Walgreens being a <br /> national tenant has their own style of design. <br /> • Tom O'Hara asked were the AC condensers located on the ground for the small F-1 building. <br /> David Coughlan responded "no", nothing is on the ground. <br /> Parkin <br /> • Walter said he has an issue with parking. He said he would like to see Applicant take the site <br /> plan and color in building and color in parking spaces with same color for that building so that <br /> you would see where parking spaces are for each building. But he said don't spend more than <br /> an hour on this color coding exercise. David Coughlan said nobody has assigned parking so <br /> what is the point. Walter responded that the Committee is always being questioned about <br /> parking and this way we can say there is enough parking and this is where you go to park. <br /> • Charlie Maintanis stated that South Street side is going to have a parking problem putting in 2 <br /> more buildings. Charlie said if you were to look at zoning requirements only you would need <br /> 93 spaces for Walgreens alone. <br /> • Don Megathlin pointed out that when Cape Cod Commission approved, they had less parking. <br /> They decreased building size and increased parking spaces. <br /> • Tom O'Hara asked whether Cape Cod Commission based parking on use and do restaurants <br /> require more parking spaces? Don Megathlin said restaurants do not require more parking; <br /> Cape Cod Commission basis on retail use...all the same. Walter cautioned they be careful <br /> because of ADA requirements. Charlie Maintanis added that as it now stands Wicked,is in <br /> violation of handicap parking requirement. David Coughlan said that will be corrected with F-1 <br /> building. Charlie said with Walgreens building we would need 4 handicap spaces. Don <br /> Megathlin said they talked about that and will do something about that. <br /> • Bob Nelson asked whether there was any way South Cape Village could put restriction on <br /> employee parking. David Coughlan said they do have restriction in place and they are trying to <br /> enforce it. <br /> • Charlie Maintanis to look at handicap parking because they don't have enough handicap <br /> parking. <br /> Conclusions: <br /> • Applicant did not have main roof elevation; Applicant will get this information and add <br /> to building plan. <br /> • Bike racks not shown on site plan; will be added. <br /> • Tom O'Hara said Applicant will need to do better on handicap parking; crosswalks; <br /> loading dock area and traffic issues. <br /> • Tom O'Hara asked whether the sidewalk at Walgreens could be kicked down and place <br /> plantings to reduce height. Applicant said they will look at it. <br /> • Bob Nelson said there is no need to state pharmacy on the signage on Walgreens <br /> building. David Coughlan said they can ask Walgreens to eliminate, but they doubt they <br /> will agree. <br /> 3 <br />
