Article 9: <br /> To see if the Town will vote to amend the Zoning By-law as follows: <br /> In Section 174-25.A.(6) - (Formerly Section 6.3.A.6): Change "(See Article IX)" <br /> to "(See Section 174-45)." <br /> In Section 175-25.B.(9) - (Formerly Section 6.3.B.9): Add the following: "(See <br /> Section 174-45)." <br /> Delete the existing Section 174-45 (Formerly Section 9.2) and replace with the <br /> following: <br /> "Section 174-45. Motel, hotel, hospital, infirmary, nursing home, <br /> convalescent home and similar uses. <br /> A. Any such use shall require the issuance of a special permit by the <br /> Planning Board. <br /> B. Unless such facility will be serviced by a public sewer system or a private <br /> wastewater treatment plant approved by the Planning Board and Board <br /> of Health, the following land area shall be required for such facilities: <br /> Motel or hotel: 10,000 sq. ft. per room plus 10,000 sq. ft. for each 110 <br /> gallons of sewage flow, calculated under the provisions of 314 CMR 7.15 <br /> as amended, generated by any of the associated or combined uses allowed <br /> under subsection H. <br /> Hospital or infirmary: 20,000 sq. ft per bed. <br /> Nursing home, convalescent home: 10,000 sq. ft. per bed. <br /> C. Unless approved as part of a mixed-use development under subsection <br /> 174-46.H, there shall be required front, rear and side building setbacks of <br /> not less than fifty (50) feet in depth, except that front setback shall be <br /> seventy-five (75) feet along Routes 28 and 151. <br /> D. Unless approved as part of a mixed-use development under subsection <br /> 174-46.H, a space not less than fifty (50) feet in depth along Routes 28 and <br /> 151 and twenty (20) feet in depth along other streets shall be maintained <br /> as open space with natural vegetation or landscaping along each side, <br /> rear and front lot line, except for entrance and exit driveways, and such <br /> open space shall not be built on, paved or used for parking. Additional <br /> area, plantings, fencing or other items may also be required by the <br /> Planning Board to protect adjacent property owners from adverse . <br /> impacts of the project or to protect the character of the neighborhood. <br /> f 9 <br />
