c. The developer must maintain the roads, sidewalks, <br /> utilities, and provide snow removal, until the <br /> condominium unit owners association takes over <br /> control of the property, or until the units are <br /> eighty percent (80%) occupied, whichever comes <br /> last, at which time the condominium unit owners <br /> association is to maintain roads, sidewalks, <br /> utilities, and 4wovide snow removal. <br /> d. Parking shall only be permitted on designated <br /> parking spaces. <br /> e. All waste facilities, for removal of trash and <br /> waste, including dumpsters, shall be sited or <br /> fenced so as to be hidden from the public view. <br /> f. The tennis courts and club house shall be built <br /> in its entirety, upon the completion of the first <br /> cluster, namely twenty-eight (28) units, and prior <br /> to any additional construction. <br /> I <br /> g. The tennis courts will be restricted to the unit <br /> owners and their guests, and shall not be open <br /> to the public, and public memberships shall not <br /> be permitted. <br /> h. A buffer strip of at least forty (40) feet shall <br /> be created along the entire perimeter of the <br /> tract, as required by Section 9.352 of the Zoning <br /> By-laws. <br /> i , The Northwest and Southeast corners, as shown <br /> upon the plan shall be preserved in perpetuity, <br /> as open space and no structures shall be built <br /> thereon. <br /> j. All signs shall be constructed of wood, and if <br /> illuminated, illuminated from the exterior. The <br /> sign should be in harmony with the aesthetics of <br /> the area. <br /> k.
