The premises is bisected by Pimlico Pond Road which. is <br /> a public way acknowledged by the Town to be dangerous at <br /> this location to persons using the road for travel and those <br /> who may live on it. <br /> The existence of Pimlico Pond Road, as a feature of the <br /> topography at this location presents a hardship to the development <br /> of the applicant' s land that does not generally affect the zoning <br /> district. The applicant proposes to correct the dangerous condition. <br /> A literal application of the current minimum lot area to the premises <br /> results in a substantial financial loss to the applicant by reducing <br /> the number of lots that can be created from the site and reduces <br /> the finalcial incentive to correct the dangerous road conditions. <br /> Desireable relief can be granted which will benefit the <br /> public good by correcting the dangerous road condition. There <br /> is no detriment because lot areas will not be less than 60, 000 <br /> square feet and the objective of correcting the dangerous road <br /> condition is consistent with the purpose of zoning as expressed <br /> in the General Laws. <br />
