The report submitted by Attorney Edward T. Angley for <br /> Meetinghouse Road Estates indicates on Page 3 there are twenty- <br /> two (22) single family lots. There shall be twenty-one (21) <br /> single family lots, not twenty-two (22) lots as indicated. <br /> 11. There shall' be one additional parking space opposite <br /> Lot 13. <br /> 12. The Planning Board opposes the granting of a variance <br /> excepting the swimming pool from the forty foot buffer as set out ' <br /> in Section 9. 3743 and discussed above. <br /> 13. Page 8 of Attorney Angley 's report indicates that nego- <br /> tiations are to be carried out regarding, restrictive 'covenants <br /> for the single family units. Clarification is needed as to which <br /> parties are to conduct said negotiations. <br /> 14 . The Planning Board recommends that the playing field <br /> grass be mowed and maintained while Phase II and Phase III are <br /> under construction. <br /> 15. It is understood and agreed to by the Petitioner that <br /> this, project is to be undertaken in three phases , with one-third <br /> of the units to be completed in successive years following the <br /> granting of any special permit, with the total development to be <br /> completed on or before three years subsequent to the special per- <br /> mit being granted. <br /> 16. The Planning Board recommends that the Petitioner work <br /> up a calculation as to the impact on the land fill and to gener- <br /> ate statistics 'as to how many pounds of solid waste per person <br /> per day is expected to be generated by this project. <br /> 17. Before a special permit is; issued, it is recommended <br /> by the Planning Board that a three year phasing be implemented, <br /> that the Board of Health be given a maintenance schedule for <br /> septic systems and that a process of reports of inspections to <br /> the Board of Health be developed. It is further suggested that <br /> the Board of Health approve. the project before a special permit <br /> be granted. <br />
