-S- <br /> and to this Board, shall be provided to serve all buildings within the <br /> P.R.C.. Said water supply system shall incorporate adequate water <br /> volume and pressure to provide fire protection as required by the Mashpee <br /> Fire Chief and shall be designed to facilitate its inclusion in a future <br /> public water supply district. <br /> 24. Fire hydrants, which shall be connected to the central water supply <br /> system, shall be located throughout the developed areas of the P.R.C. <br /> as directed by the Mashpee Fire Chief. The location of fire hydrants <br /> shall be indicated on the detailed Final Site Development Plan(s) for <br /> each phase of development. <br /> 25. The petitioner shall coordinate with the Town of Mashpee Water Supply <br /> Committee and any other board, commission or district established <br /> by the Town to provide or regulate the provision of public water, in <br /> designing the P.R.C. water supply system to facilitate its inclusion <br /> in a public water supply district in the future. The applicant has stated <br /> a willingness to provide that the northern section of the site shall be <br /> made available for water well purposes along with any other land or <br /> right-of-way required for public water distribution purposes, at no charge <br /> to the Town of Mashpee or to such agency or district established to <br /> provide public water within the Town. The applicant shall grant appropriate <br /> easements upon request of the Town or any subdivision thereof created <br /> to form a Water District granting rights to locate wells or pumps or <br /> pipes or equipment or to use the land as part of the radius of any requirement <br /> imposed by state regulation for water supply facilities. <br /> 26. Any water tower or tank shall not be visible from any point off of the <br /> premises at ground level, and shall not conflict with the operation of <br /> Otis ANGB. <br /> 27. The Master Deed and related Condominium documentation shall establish <br /> a minimum age requirement for residency of at least fifty-five (55) <br /> years and shall be presented to this Board for review and approval prior <br /> to the issuance of any building permit or the recording of said deed <br /> and documentation. No amendment of the Master Deed or other documents <br /> which varies this requirement shall be valid unless approved by the <br /> Board. <br /> 28. The approval granted hereunder shall become void if the applicant has <br /> not applied for a building permit with respect to a section of the land <br /> shown on the Master Site Development Plan within three (3) years from <br /> the date of approval of the Special Permit. Construction of the first <br /> section shall commence within one (1) year after all local, state and <br /> federal government permits and approvals with respect to the P.R.C. <br /> have been obtained provided, that there shall be excluded in computing <br /> said one (1) year period any period during which the granting of any <br /> such permit or approval is being appealed or otherwise contested. In <br /> no event shall this appeal period exceed three (3) years and if it does, <br /> this permit shall become void. <br /> 29. The general location of the items shown on the Master Site Development <br /> Plan shall not be changed without the consent of this Board. <br />
