h I TOWN OF MASHPEE BOARD OF APPEALS TOWN HALL, MASHPEE, MASSACHUSETTS 02649 P DECISION RE : Petition of River Ridge Trust ; Thomas C . Paquin, Trustee for a Special Permit Case #SP-85-11-068 A petition was filed by River Ridge Trust ; Thomas C . Paquin , Trustee of Mashpee , Massachusetts for a Special Permit for permission to cluster subdivide , with open space to be deeded to non profit club w/golf course , tennis courts & related recreational facilities in an R-3-M & R-5 zoning district on property located at Quinaquisset Avenue and Mashpee Neck Road , Mashpee , Massachusetts . Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter 40A . Notice was given by publication in the Falmouth Enterprise , a newspaper of general circulation in the Town of Mashpee on November 6 , . 1985 and November 13 , 1985 a copy of which is attached hereto and made a part hereof . A public hearing was held on the petition at the Mashpee Town Hall on Wednesday , November 20 , 1985 , at 7 : 30 p .m . at which time the following members of the Board of Appeals were present and acting throughout : William Hanrahan , Michael Makunas and Manuel Costa . The Board heard presentations from Attorney Michael Dunning , Walter Yarosh , Roger Rolworth , Scott Horsley from IEP Inc . , Consulting Environ- mental Scientists , Dr . Kenyon Pane a Doctor of Agronomy and Adrian McNeil on the traffic study . At this time the Board took this matter under advisement . On January 8 , 1986 the Board voted to grant the Special Permit.. with the condition that six (6 ) months prior to the first phase of development a review to establish terms and conditions by the Board of Appeals is to be made . Upon motion duly made and seconded the Board voted unanimously to . grant the Special Permit subject to the condition stated above .
