MA 02649 <br /> AMENDED DECISION <br /> RE: Minor modification to Special Permit for the Bonwood Company (formerly <br /> Pine Hill Estates aka Leisure Village) Case #Sp-84-12-054 <br /> On February 24, 1988 the Board of Appeals held a public meeting at <br /> which time the matter of the Bonwood Company aka Leisure Village, Pine <br /> a Hill Estates, was brought up for discussion. <br /> Mr. Walter Yarosh representing the Bonwood Company discussed minor <br /> modifications to be implemented at the site. Mr. Yarosh requested a re- <br /> wording to condition #11 of the Special Permit to read as follows: <br /> "A buffer zone, having a minimum width of one hundred ( 100) feet, <br /> shall be maintained along the entire perimeter of the site except for <br /> any entrance and exit areas. Within such buffer zone no structures <br /> shall be located and no clear cutting of natural vegetation shall be <br /> allowed. Further, a vinyl coated black color chain link fence shall <br /> be installed starting 100' north of the intersection of Algonquin <br /> Avenue and Route 151 , and following the property line northerly toward <br /> Johns Pond, easterly toward Payamps Road, Southerly along Payamps Road <br /> and ending at the intersection of Old Barnstable Road and Payamps Road. <br /> A universal board fence with a lattice top shall be constructed from <br /> the corner of Payamps Road and Old Barnstable Road and run southerly <br /> to Route 151 , westerly to Algonquin Avenue, and northerly 100' to tie <br /> in with the vinyl coated fence. Both fence types shall be a minimum of <br /> six (6) feet in height and shall be installed prior to the issuance of <br /> first building permit. Any area in the buffer zone which does not have <br /> vegetation or trees shall be landscaped with indigenous material so as <br /> to present a natural appearance consistent with the remainder of the <br /> buffer zone". <br /> On February 24, 1988 Mr. Makunas motioned that the requests proposed <br /> are minor modifications and would not require a public hearing, this motion <br /> was seconded by Mr. Govoni and precluded by a unanimous vote. <br />
