Box 1108 <br /> Mashpee, Ma. 02649 <br /> RE: CROSSWINDS MARKET PLACE <br /> Great Neck Road North and Ryan' s Way <br /> Mashpee <br /> Applicant : Robert Osol <br /> fee of Appeal : Chapter 48 Section 15 Mass . General Laws <br /> Dear Members : <br /> This letter is written to request that you re-consider the granting <br /> of a Special Permit under Section 6 , Subsection 6 . 2 . 2 of the Land <br /> Use Requirements in connection with the construction of a retail <br /> complex in the C-1 Zoning District on property located on Lots. 1 <br /> and 2, Ryan' s Way (Map 67 , Parcels 74 and 75) , Mashpee , Mass . The <br /> name of the applicant is Robert Osol and the complex has been <br /> referred to as "Crosswinds Market Place. " <br /> Subsection 6 . 2 . 2 of the Zoning By-Laws states that a Special Permit <br /> may be approved only if it is determined that the proposed us or <br /> development is consistent with applicable State and Town regulations , <br /> statutes , by-laws , etc. This request does not meet those require- <br /> ments . <br /> Section 8, Subsection 8 . 7; states : "In the C-1 , C-1 SV and C-1-0 <br /> Commercial District, no accessway for parking may be closer than <br /> 200 feet from another accessway. . . " A site visit by the Board of <br /> Appeals will ascertain that the parking accessway is far less than <br /> the 200 feet requirement. <br /> The traffic study submitted by the applicant to the Board of Appeals <br /> at the Public Hearing on January 27 , 1988 states that the accessway <br /> to the parking area is 180 feet from Great Neck Road North - the <br /> correct name of the street , not Central Road. Since the site is only <br /> 275 feet deep, it would appear that the parking accessway is much <br /> less than the required 200 feet from the access to Sandpiper Village. <br /> This condition does not meet the requirements of the Zoning By-Laws <br /> and I respectfully request that a Special Permit be re-considered. <br /> Sincerely Y <br /> - - - <br /> 4 <br /> Anna E.
