That the applicant take any steps r•equir•ed of it by the Commonwealth and/or• Town to improve and widen Route 28, within its layout, on either• or• both sides for• such distance required to provide for• a safe method of ingress and egress from either direction; 3. That the applicant close off and landscape its proposed access to Donna's Lane until such time as Donna's Lane is laid out and taken by the Town of Mashpee; 4. That the applicant agree to pay for• and/or• provide the Town with engineering necessary to lay out and construct that portion of Donna's Lane adjacent to the applicant's site; 5. That the applicant agree to pay for• the construction and/or construct that portion of Donna's Lane adjacent to the applicant's site; 6. That the applicant apply to the Commonwealth in coordination with the Town to secure approval of traffic control signals at the intersection of Donna's Lane, Job's Fishing Road and Route 28, and in connection therewith to furnish all necessary engineering plans, data, or• reports as may be required by the Commonwealth, and further• to pay to Town, to be held in escrow, a sum equal to 150%, or• such lesser• sum as may be determined if other property owners contribute proportionately, of the cost of installation of the traffic lights as estimated by the Mashpee D.P.W. Director, with said payment to be made not less than 90 days prior to the estimated date of the opening of Donna's Lane as a public way; 7. That the applicant comply with all conditions imposed on the renovation and reconstruction of the structure by the Mashpee Design Review Committee unless otherwise excused from doing so by a unanimous vote of the Board; B. That the applicant comply with all conditions imposed upon the renovation and reconstruction of the structure by the Mashpee Board of Health; 9. That the applicant, tie the restaurant into the Mashpee Water District supply located on Route 28 and discontinue the existing well as a source of potable drinking water used in the restaurant operation; 10. That the applicant tie into the municipal sewage system if and when such system becomes available; 11. That the applicant enhance in number• and height the plantings proposed and approved by Design Review Committee for the natural hedge to be planted along the northerly boundary line of the site; 12. That the applicant comply with its offer• to donate the land
