F_r.nk Chins cont.
ccnstr,)cti.on as c:uch ,s possi_b].e and „se :e;>e,tated cover to ,-o b_ck in and
create this erosion control tnrou,rh natural means. So, basically, those are
the aspects of the design as far as fronting. Of co .rse, the views from
these units along in through here is absolutely spectacular. It is one of
the nicest places that I've ever seen on the Cape. We have done a lot of
work in Plymouth, in Sandwich and in i'a.s;:oee. Personally, I am very excited
abut this. I, for one, wo,ild not like to see anything that would damage
the environment. So, we are looking at here an economically viable project
that is still environmentally sound that has sensitivity to the vegetation
and the area itself. Beyond that, if you would like, we could entertain
questions.
Ken: What is the scale.
Frank Ching: This particular scale is 1 inch equal 40. It is the same scale
that you have there.
merle .arsters: I would like to make a couple of comments. Frank mentioned
a couple of serious erosion problems there that we saw. One is in the slope
which he pointed out. The other, if you can recall, is driving along
quinaquisset Ave. That whole slope is sliding down. I think this is the
beauty of a condo project. A condo project, rather than single family homes,
budgets money for this tyre of thing and they can afford professional land-
scaping. They can afford to have it dole and they have better control of what
goes on. Nobody goes in there and just digs up anywhere. They just can't do
it under the controls of the condominium: project. I think it will be very
strictly controlled and very well funded to be attractive and to be environ-
mentally sound. I really feel that this will be attractive to the town. It
will be a good income producer, a lot of tax revenue with little expenses and
be very attractive to the town.
Charles: On your septics, will you be able to make the sloe near the stone
house your septic ie off to the right of the unit immediately above 7t), will
that give you a slope distance to the water. You have 150 under Title V.
Frank Ching: 14ot neccessarily the slope itself. if you recall, t:_s ulan was
approved back in 1975 by the llPH, de haven't changed it since. At that time,
we were under, I believe, Title XI and now we are under Title V. There may
have to be slight modifications to this particular plan for the septics.
Cnarles: but, you have room to pull that back.
Frank Ching: Oh, sure. That's no problem.
Charles: ;Would that apply throughout?
Fr-n'k Chin;-: Yes. Again, you will notice also, the w-y we. ::ave :'esi, aned t.._
septics around the front side of the buildings on the upr:ill side rather than
on the downhill side.
Charles : How are your road drains going to be set?
Frank Ch'na: At this tart cular _po5nt, our des-'T. conce_'. i5 t' use leac.^.ire
catch basins. So, essentially, we won't h-ve any real o.:tfalls Der se. :ill of
'he grading will be coming b-.ck in a lr.achir.- catch basin so we will n-ve _r=ural
water recarFe.
