TOWN OF MASHPEE PLANNING BOARD <br /> A meeting was held on April 19, 1972, at Mashpee Town Hall <br /> at 8:00 P.M. <br /> Members in Attendance: <br /> Earle Marsters , Chairman <br /> Joseph Delaney <br /> Richardson Jonas <br /> Members Absent : <br /> William Lehmann <br /> Arthur Koch <br /> Mr. .lames Crowley inquired about the possibility of obtaining <br /> permission for condominium units on land currently owned by Mr. McNutt. <br /> The Board informed him that a previous application for this land had <br /> been turned down by the Board of Appeals and that he should get an <br /> opinion from the Town Counsel concerning the legal status of his <br /> application. The Board gave Mr. Crowley a copy of the by-laws and <br /> told him that the proper procedure would be for him to develop and <br /> submit his proposal to the Board of Appeals. <br /> Mr. Jonathan Fitch reviewed his cluster zoning proposal and <br /> stated that under the cluster zoning formula he was allowed 37.55 lots. <br /> He requested the Planning Board' s permission to include 38 lots in his <br /> subdivision. However, the Board informed him that the by-law clearly <br /> states that the total number of lots is that number which is wholly <br /> divisible into the total area, less roads. <br /> Mr. Joseph W. Purtell sumbitted an approval not required plan of <br /> 2 lots on Fells Circle. The Board signed the plan after noting that <br /> lots 17A and 788 are to be considered as one lot. <br /> Mr. Neil Glenn of Mr. Emil Hanslin 's office appeared to clarify <br /> the set-back requirements on a lot they sold located in Summerse,A. <br /> The Board informed Mr. Glenn that the setback requirement was 25' or <br /> the average of the actual set-backs on either side of this lot. The <br /> Building Inspector, Mr. Wilson, was called to the meeting and this <br /> was explained to him. <br />
