Ae 49 <br /> 6 Town ofMashpee <br /> 16 Great Neck load onh <br /> EE ZONING BOARD OF ashpee,Massachusetts 02649 <br /> DECISION FOR A VARIANCE <br /> RE- Gerard Thihoutot 16 Briar Patch Lane <br /> Map 23 Parcel 161 <br /> V-- 3- 2 <br /> Petition was filed on March 21, 2003 by Gerard Thil outot for a variance from <br /> Section 174-31 of the ZoningBy-laws for permission to vary the sideline setbacks, the <br /> rear setbacks and front setbacks due to the unusual shape of the lot in order to build a <br /> garage, a small front deck and a 12' x 15' deck in the rear on property located in an R-5 <br /> zoning district at 16 Briar Patch Lane Map 23 Parcel 1 1 Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General <br /> Laws Chapter 4A. Notice was given by publication in The Mahpee Enterprise, <br /> a newspaper of general circulation in the Town of Mas , on <br /> March 28, 2003 and April 4, 2003, a copy of which is attached hereto and made a part <br /> hereof. <br /> Public Hearing was held on the Petition at the Ma tepee Town Hall on <br /> Wednesday, April , 2003 at which time the following members of the Zoning Board of <br /> Appeals resent and acting throughout: Janes Regan, 111, Marshall Brem and.Z lla <br /> Pp were p l <br /> l i en err . <br /> The llhpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts general Laws Chapter 4A Section 10 and the Town of <br /> 1lashpe Zoning -laves. <br /> Gerard Thibo tot represented himself at this hearing. He is seeking relief from <br /> the front, side and rear setbacks in order to build a garage, a small front deck and a 12' <br /> 15' deck in the rear. Due to the angle of the existing Douse and the shape of the lot, it is <br /> impossible to meet the current zoning setbacks s and have the garage match the rest of the <br /> dwelling. The Board moves to grant the requested variances. <br />
