MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> OCTOBER 25,2017 <br /> Mr. Gould asked if this can be expedited to allow the applicants to resume with their work. <br /> Mr. Goldstein concurred with Mr.Gould and said the same so that the trucks are not turning <br /> around at Echo Road. <br /> Mr. Furbush asked Mr. Landers how long he has owned the property. Mr. Landers said he <br /> has owned the property for three years. <br /> Mr. Gould seconded the motion to continue the request for modification, Mr. Furbush yes, <br /> Mr. DeBarros yes, Mr. Pittsley yes, Mr. Goldstein, yes. All were in favor to continue the <br /> modification request until December 13, 2017. <br /> 85 Ponnonesset Island Road: Owners,Paul and Madeline Kruzel request a Written Finding <br /> under §174-17, and relief from §174-3 3 (setback from water and wetlands) to allow for a <br /> deck expansion on property located in an R-3 Zoning District, (Map 106 Parcel 2),Mashpee, <br /> MA. <br /> Mr. Furbush and Mr. Goldstein stepped down from this hearing. Mr. Bonvie was acting <br /> Chairman, and Board Member Mr. DeBarros, and Associates, Brad Pittsley, Mr. Gould <br /> and, Ms. Sangeleer were sitting on this hearing. <br /> Mr. Steve Cook, Cotuit Bay Design represented the home owners for this project. The <br /> home was built approximately in thel980's and the Kruzel's purchased the home in 2004. <br /> The house is located on Popponesset Island Road and backs up to Popponesset_Creek. <br /> There is currently a deck off the master bedroom and a screen porch off the dining room <br /> with a set of stairs going down to the yard. The homeowners would like to eliminate the <br /> screen porch, and push that back about 30 inches and make it part of the existing house. <br /> They would like to remove the master bedroom deck and reconfigure the deck layout. The <br /> deck encompasses the corner of the expanding dining room all the way to the family room. <br /> They would like to add a new set of stairs going down, and align them with the lower deck. <br /> Mr. Cook pointed out the "top of the coastal bank" on the site plan in the rear part of the <br /> property. The house has a walk-out basement. There's a set of stairs that lead up to a deck <br /> to access a walkway onto the dock. The existing deck is 35 feet from the edge of the <br /> wetlands, so this project is already non-conforming as stated in the bylaw from the 50 ft. <br /> buffer to the wetlands. <br /> The project would require to square off the deck, with a new set of stairs, and eliminate the <br /> deck off the master bedroom. The corner of the squared off deck would be 33 feet, the <br /> existing deck is 35 feet, and the base of the stairs is 32 feet. This will require getting 3 feet <br /> closer to the edge of the wetlands, but is at the edge of the berm. The existing deck is in <br /> rough shape and is not framed very well which is another reason to redo the deck. There's <br /> gravel and grass underneath the deck, and will not change anything in the zone between <br /> the wetlands and the house. The Conservation Agent does not have any issues,and there is <br /> a hearing scheduled for this project the next night. <br /> 3 <br />
