DECISIONS MADE/ACTION TAKEN ARE IN BOLD <br /> The meeting was called to order by the chairperson at 6:00 PM. A quorum was declared with the <br /> following members present: Fran Laporte, Melissa Phillips, Jill Allen, and Kevin Shackett. Richard Halpern <br /> was absent. Also in attendance: Leila Botsford, Executive Director and Emily and Lori Robbins. <br /> SECRETARY'S REPORT: Minutes for the regular meeting held on January 14, 2016 were mailed to <br /> members before the meeting. A motion was made by Jill Allen and seconded by Kevin Shackett <br /> to accept the minutes as presented. The motion was adopted. <br /> TREASURER'S REPORT: <br /> Budget to Actual Report: Mrs. Botsford stated that she had,just this morning, received notice from <br /> DHCD that our budgets were approved for Fiscal Year 2016. The Fee Accountant did prepare the Budget <br /> to Actual Report based on those figures. Mrs. Botsford reviewed the report and explained any <br /> discrepancies. <br /> Accounts Payables: Mrs. Botsford presented the warrants for signature. The warrants for signature <br /> tonight are for the months of January and February 2016 and total as follows: January: $41,077.68 for <br /> 4001, $2,762.00 for Section 8, $42,874.00 for MRVP, $33,073.04 for Asher's Path Apartments, $40.88 for <br /> HAP, and $9,452.17 for Great Cove Community. February: $54,813.53 for 4001, $2,646.00 for Section 8, <br /> $41,506.00 for MRVP, $53,773.66 for Asher's Path Apartments, and $9,840.52 for Great Cove Community. <br /> We have rents paid in full at all developments and are 100% occupied at all developments, except Asher's <br /> Path where we have one vacancy that will be filled next week. Another vacancy is expected at the end of <br /> the month, but a tenant has already been selected so there will be minimal vacancy loss. A motion was <br /> made by Kevin Shackett and seconded by Melissa Phillips to accept the Treasurer's Report as <br /> presented. The motion was adopted. <br /> EXECUTIVE DIRECTOR'S REPORT&UPDATES: <br /> Mrs. Botsford stated she had mailed her report for January and February and had the following additions: <br /> • The second meeting of the MassNAHRO subcommittee with DHCD to work on streamlining <br /> management agreements was held this week and went well. We are working with a consultant <br /> to try to come up with some basic guidelines to suggest to DCHD to use. We will be meeting <br /> again next month. <br /> • I requested, and was granted, permission to dispose of old records. The shredding will be done <br /> next week. <br /> • Last Friday I attended an MHP training on: CPA to create and preserve affordable housing. <br /> • A waiting list update for Asher's Path is going out tomorrow. <br /> • We will be re-opening the list for the six units at Asher's Path that are set aside for those making <br /> 30% at or below the Area Median Income (AMI). The state requires this process to be done <br /> through lottery. The lottery will be April 7 and ads have gone in papers, our website has been <br /> updated and an announcement on our Facebook page. <br /> • I've registered to attend the MassNAHRO spring conference in May, which will be in Falmouth. <br /> • MassHousing is conducting the annual Property Management Review at Asher's Path on March <br /> 24. <br /> • We received notification from Executive Office of Labor and Workforce Development with regards <br /> to the required increase in hourly wages to maintenance staff. Our custodian, Bob, has been <br /> increased about 1.75% and our maintenance assistant, Dave, has been increased about 2.3%. <br /> Our Director of Maintenance, Vincent, is already well above the minimum. <br /> Page 2 of 4 <br />
