MASUPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />AUGUST 9, 2017 <br />Mr. Geoffrey Bright, with Synergy Home Improvement represented the homeowner for the <br />proposed garage and addition project. He supplied the Board with a site plan and stated <br />that the project does not meet the current zoning setbacks or lot coverage. He also handed <br />out letters from the abutters. The homeowners are proposing to construct a two -car garage <br />with a bedroom suite above and they would like to increase the living space for their family. <br />Chairman Furbush asked if there is a hardship and wanted to know the reason the proposed <br />structure is encroaching on the side line. Mr. Furbush said that he does not see a hardship <br />and that the applicants would need to meet the requirements of a Variance for the Board to <br />consider issuing relief. <br />Mr. Bonvie said that the Board looks very closely at lot coverage and has set a goal to <br />remain within the 20% lot coverage requirement, unless the proposed project is being <br />lowered from a greater amount. For example; if an existing dwelling lot coverage is at 22% <br />and lowering it to 20.55% that would be a different conversation. The Board's goal is 20%. <br />The Building Commissioner referred to the 4.9 ft. sideline setback depicted on the plan, <br />and informed the applicant that under the Building Code the structure has to have a rated <br />wall; no windows, no doors, and that is per the Mass State building code. You would have <br />to go into Boston to the Building Code Appeals Board. <br />Mr. Furbush asked Mr. Gould and Mr. Pittsley their opinion and they believed the building <br />�,va.s too close to the sideline setback. <br />Mr. Furbush asked the applicant if he would like to ask for a continuance of this hearing to <br />the next scheduled hearing date. <br />Mr. Bright said; yes, and he will consult with his client and discuss reducing the building <br />size and lot coverage, and he will return with a revised plan. <br />There were no comments read into the record and no further comments from the Board or <br />audience. <br />Mr. Bonvie made a motion to accept the applicant's request to continue the Written Finding <br />and the Variance case until the next hearing dated Wednesday, August 23, 2017. <br />Mr. Gould seconded, yes. All were in favor to continue the hearing. <br />118 Echo Road: Petitioner, Robert J. Bortolotti requests a Special Permit under §174-25 <br />F (13) to allow for a contractor stock yard for earth materials and related equipment on <br />property located in an I-1 Zoning District, Map 19 Parcel 9, Mashpee, MA.
