Colton and Certificate of Title 197745 <br /> i <br /> Mary Jane Colton Land Court Lot#: 5 (Bloch K <br /> 74 Bluff Avenue Plan #: 11408-H <br /> (Map <br /> 1408- <br /> Map 11 Parcel 5 1 <br /> Mashpee, IIIA 02649 <br /> Petition was filed on January 15, 2015 by Timothy J. and Marr Jane Colton <br /> requesting a written Finding under Article V §174-17 of the Zoning B alar s to allover for <br /> construction of a screen porch addition on property located in an R-3 Zoning District at 74 <br /> Bluff Avenue, (Map 118 Parcel 5 1), Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 4A. Notice was given by publication in The Mashpee Enterprise, a newspaper o <br /> general circulation in the Town of Mashpee, on January 23, 2015 and January 30, 2015 <br /> copy of which is attached hereto and made a part hereof* <br /> The Mashpee Zoning Board of Appeals issues this decision pursuant to the <br /> provisions of Massachusetts General Lavers Chapter 4A §6 and the Town of Mashpee ' <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on February <br /> 11, 2015 at which time the following members of the Board of Appeals were present; Vice <br /> Chairman, William Blaisdell, Board Members, lion Bonvie, James Reiffarth, Richard <br /> Jodi a, and Associate Members, Dom DeBarros, and Scott Goldstein. Also present was <br /> Building Commissioner, Michael l Mendo . <br /> Mr. Tiny Luff, of Archi-Tech Associates represented the Petitioners who are <br /> planning to remove the existing deck which is 87 square feet, and proposing a screen porch <br /> of 209 square feet. The existing dwelling, deck, and shed are 1,229 square feet with 18.2% <br /> lot coverage. The lot coverage will increase and become conforming at 0%. Mr. Luff <br /> stated the reason for filing with Conservation is because the flood zone touches the <br /> property, but was a negative RDA. <br /> Conservation Comments: "Permit approved by Conservation Commission on <br /> January 8, 2015. <br /> GENERAL CRI'T`ERIA <br /> The subject property located at 74 B1uffAvenue is approximately 6,750 square feet. <br /> Where were no abutters present. <br /> 1 <br />
