The Project will meet the published Leadership in Energy & Environmental <br /> Design LEEI minimum standard of a `Gold Rating' of 70 points and will <br /> achieve an Energy Star Horne Energy Rating S stem(HERS)rating of less than <br /> 60 points. All appliances will be Energy Star rated; all windows and doors will <br /> have a U factor of o. o or better; the building envelope will have an R factor <br /> exceeding code by 10%. <br /> . Landscaping will` be comprised of native vegetation and will he drought <br /> tolerant. <br /> . The Project calls for construction of a gravel driveway with a paved apron from <br /> the edge of the paved road to the property line. <br /> . The Project will be seared by public water. <br /> FINDINGS <br /> 1. There are 298 affordable housing units 4.6% in the Town of Mashpee as of <br /> December 5, 2014, the Board finds that the Town has a continuing need for <br /> affordable housing and that this- Project will provide such housing. The <br /> threshold for Chapter 40 is 10%. The Board finds that the Project is consistent <br /> with the Town's* fordable Housing Plan. <br /> 2. The Board finds that the Petitioner has considerable expertise and a crested <br /> interest in developing and managing affordable housing. <br /> 3. The Board finds that the Project is-consistent with the houses in the imi nediate <br /> surrounding area. <br /> 4. The Board finds that the conditions imposed in the following section are <br /> necessary in order to properly address local concerns. The Board finds that <br /> such conditions will not render the project uneconomic. To the extent that such <br /> conditions do render the project uneconomic, the Board finds that the local <br /> concerns in imposing the same outweigh the statutory requirements for the <br /> affordable unit that has been proposed. <br /> DECISION AND CONDITIONS . <br /> Upon Motion of Board Member Ronald Bonvie, seconded by Board Member <br /> Richard Jodka, the Zoning Board ofAppeals voted unanim usl r at the.public Hearings on <br /> Febru ary 11,2 01 to grant a Cor preteen s i ve Permit to the Petition for the proposed Project; <br /> subject to the following conditions: <br /> 4 <br />
