MASHPEE ZONING BOARD OF APPEALS <br /> Petitioner: Habitat for Humanity of Cape Cod, Inc. <br /> Owner of record: Town of M shpee <br /> 108 Orchard Road (Map 69 Parcel 18) <br /> Iashpee, IIIA 02649 <br /> CP-2015-0 <br /> 1. Except as otherwise required by the conditions unposed by this <br /> Comprehensive Pen-nit, the project shall be developed, constructed and <br /> completed in conformance with the Plans. <br /> . [finder the Land Disposition A e meat,the Petitioner will select purchasers for <br /> the dwelling in accordance with established procedures at a sale price consistent <br /> with HC 's LIP and its affirmative fair marketing prices. The Petitioner's <br /> goal is to select a family whose income is no more than % of the median <br /> income of Barnstable County. Resale of either locations shall he restricted in <br /> perpetuity to households earning no more that 0% ofthe median income of <br /> Barnstable County. <br /> . The Petitioner states that they shall select purchasers under the Local Initiative <br /> Program. The current resident ofthe Town of Mashpee gets first choice. A <br /> local resident is defined as someone currently residing in the Town ofliashpee, <br /> currently employed in or by the Torn of Mahpee, or attending school in the <br /> Town of Ma hpee. <br /> r Prior to the issuance of the Certificate of Occupancy that there he placed <br /> language in the deeds , that they shall maintain their affordability if sold in <br /> perpetuity. The language should be reviewed by Town Counsel first and once <br /> approved, then a Certificate of Occupancy shall be issued. <br /> . The Petitioner is responsible for the preparation and execution of any document <br /> that may be required by DHCD in order to have the once included on the <br /> Town's Subsidized Housing-Inventory. <br /> . Habitatfor Humanity will verify the location of the shed which was raised by <br /> the mutter. At the time verifying the location of the foundation for the house. <br /> With respect to waivers from local by-laws and regulations, the Board hereby decides <br /> as follows: <br /> 1. Required Lot Frontage is 150 feet, presented is 125.42 feet, required relief is <br /> 24.58 feet. "There's no relief required for side, rear or front. The lot size zoning <br /> requires 40,000 square feet, this project indicates 19,512 square feet, and relief <br /> is 20,488 square feet. The lot coverage is 7.7%. GRANTED. <br /> 2. A cash performance bond is required by the Board under §174-23 o $1,600. <br /> REQUIRED. <br /> + r <br />
