Mashpee Planning Board <br />Minutes of Meeting <br />December 7, 2016 at 7:00 p.m. <br />Waquoit Meeting Room, Mashpee Town Hall <br />Planning Board Members Present: Chairman Mary Waygan, Dennis Balzarini, Joe Cummings, <br />David Weeden <br />Also: Tom Fudala-Town Planner; Andrew McManus -Conservation Agent <br />Absent: David Kooharian, Robert (Rob) Hansen <br />CALL TO ORDER <br />The Town of Mashpee Planning Board meeting was opened with a quorum in the Waquoit Meeting <br />Room at Mashpee Town Hall by Chairman Waygan, at 7:00 p.m. on Wednesday, December 7, 2016 <br />The Pledge of Allegiance was recited. <br />APPROVAL OF MINUTES—November 16, 2016 <br />MOTION: Mr. Balzarini made a motion to accept the minutes as presented. Mr. Cummings <br />seconded the motion. All voted unanimously. <br />SPECIAL PERMITS <br />Applicant: Lake Ave Holdings, LLC / Naukabout Beer Co,. LLC <br />Location: 13 Lake Avenue <br />Request: vote that proposed Special Permit Modification re: external changes to <br />approved microbrewery will not require an advertised public hearing per Zoning Section <br />174-24.9.(x) <br />The Chair read the request for the record. Mr. Fudala indicated that Board members had new plans <br />dated December 2 and old plans dated April 20 in their packets. Board members needed to determine <br />whether an advertised public hearing was necessary. <br />Peter Murner of Naukabout Beer Co. was present to discuss modifications to their plan. Mr. Murner <br />stated that adjustments were made to the exterior of the facility, as well as cosmetic updates. Existing <br />windows on the brewery side will have additional windows located above, on the back side of the <br />building, the entrance and garage door would be adjusted for greater access, on the left side of the <br />building the French door has been relocated for better flow and left side windows in the front would be <br />changed from double hung to square, more traditional windows. On the roof, the cupola would be <br />enlarged for a more barn -like feel. <br />Mr. Balzarini felt that changes to the building were cosmetic. Due to enlargement of the cement pad <br />for utilities, the patio size would also need to be adjusted, but within the Notice of Intent. Mr. Weeden <br />inquired about the pushback to which Mr, Murner responded that 590 square feet would be uncovered, <br />below the Permit required 1,000 square feet. <br />MOTION: Mr. Balzarini made a motion to not require a public hearing for modification. Mr. <br />Cummings seconded the motion. All voted unanimously. <br />
