of SANG 5ky�zc. ti <br /> Sandwich_ Isocal Housing Committee <br /> 91r' gh4YFP��` ~ <br /> sgeNus� <br /> Affordable Housing Proposal Review Guidelines <br /> The Sandwich Local Housing Committee (LHC) reviews and comments on all <br /> affordable housing proposals seeking permits from any town board or agency. <br /> The LHC bases their recommendation upon the following criteria: <br /> + The most desirable affordable housing proposals provide 100% units as <br /> affordable housing in perpetuity. <br /> + The proposal provides at least 50% total units as affordable units. If less <br /> than 50% affordable units are proposed, the applicant must demonstrate <br /> to the satisfaction of the LHC why it is not possible to provide a minimum <br /> of 50% units as affordable housing. <br /> + If the affordability restriction is Mess than perpetual, the applicant must <br /> demonstrate to the satisfaction of the LHC why it is not possible to provide <br /> affordability in perpetuity. <br /> + The proposal provides housing types from the LHC list of desirable <br /> housing types. List is presented without regard to priority. <br /> Family Rental Units <br /> + One Bedroom Rental Units <br /> + First Time Homeownership <br /> + Elderly Housing <br /> + Affordable Assisted Living <br /> + Housing for Special Needs <br /> + Other types of affordable housing that clearly demonstrate a benefit <br /> to the Town of Sandwich and its residents <br /> The proposal conforms to the Town Meeting approved Local <br /> Comprehensive Plan. <br /> + The location proposed for the housing furthers the goal of providing <br /> affordable housing throughout the community. <br /> + The proposed siting of the housing is such that:. <br /> + safe travel and access to and from the proposed development is <br /> provided; <br /> + adequate open areas for common use are provided; <br /> + care is taken to protect the groundwater that supplies our drinking <br /> water; <br /> + access to services is considered in the proposal; <br /> + and the development is consistent with the character of the <br /> neighborhood. <br />
