of SANG 5ky�zc. ti Sandwich_ Isocal Housing Committee 91r' gh4YFP��` ~ sgeNus� Affordable Housing Proposal Review Guidelines The Sandwich Local Housing Committee (LHC) reviews and comments on all affordable housing proposals seeking permits from any town board or agency. The LHC bases their recommendation upon the following criteria: + The most desirable affordable housing proposals provide 100% units as affordable housing in perpetuity. + The proposal provides at least 50% total units as affordable units. If less than 50% affordable units are proposed, the applicant must demonstrate to the satisfaction of the LHC why it is not possible to provide a minimum of 50% units as affordable housing. + If the affordability restriction is Mess than perpetual, the applicant must demonstrate to the satisfaction of the LHC why it is not possible to provide affordability in perpetuity. + The proposal provides housing types from the LHC list of desirable housing types. List is presented without regard to priority. Family Rental Units + One Bedroom Rental Units + First Time Homeownership + Elderly Housing + Affordable Assisted Living + Housing for Special Needs + Other types of affordable housing that clearly demonstrate a benefit to the Town of Sandwich and its residents The proposal conforms to the Town Meeting approved Local Comprehensive Plan. + The location proposed for the housing furthers the goal of providing affordable housing throughout the community. + The proposed siting of the housing is such that:. + safe travel and access to and from the proposed development is provided; + adequate open areas for common use are provided; + care is taken to protect the groundwater that supplies our drinking water; + access to services is considered in the proposal; + and the development is consistent with the character of the neighborhood.
