Mr. <br /> Marsters stated that two are interior lots because they do not <br /> have adequate frontage - neither has 125 feet of frontage, and <br /> the road is not yet built - the lots are not yet buildable and <br /> cannot be released. Discussion followed regarding the change in <br /> some lot sizes to one-half acre and full acre lots . <br /> Map 88 , . Lots 51 and 52 . vice Chairman Porter asked Mr. <br /> Bailer if Assessing already gave these lots a percentage <br /> reduction for topography, Mr. Bailey stated that It d*.d; Mr. <br /> I Marsters claimed the reduction was not sufficient because the <br /> lots are very low and difficult to build on - the drop is almost <br /> immediate from the street - then about ten feet -- then there are <br /> wetlands in the lack. A lot of fill and some good designs are <br /> required in order to build - deeper foundations may be necessary, <br /> David Badley asked for an estimate to fill these lots . Mr. <br /> Marsters explained that retaining walls will be necessary and <br /> perhaps double foundations as well as an enormous amount of fill. <br /> The lots are now low in value, yet pre-sale is not possible <br /> preparation requiring time and money will be required before <br /> sales can be realized. <br /> Mr. Marsters stated that perhaps $15 , 000 will be required to <br /> prepare each lot.
