Board of Assessors-Meeting Page
Board Discussion on dater Department ' s Methods of Taxingand
Deferrinq Betterments (continued)
Upon question from Vice chairman DeLory, David Bailey stated
that the Water Department abatements are finished; It cannot go
back and charge property owners . What It can do is charge there a
hookup fee or the like. Mr, DeLory pointed out that if an owner
does not hoof up the f i-rst year, the fee thereafter is $5001. 1. He
feels this is illegal ! ! Chairman Porter informed that this
method has been used initially with -the explanation that the
Water Department would have to bring back Its workers , which adds
to the cost of the hookup. Robert DeLory exclaimed "this is
blackmail .' ! " David Bailey pointed out that the water Department
could say It is passing the sayings along to the property owner
he docs not know if this method o charging a high hookup
fee after the first year Is legal. .
Abatement A e l - Summerfield Park, Industrial Condominiums
David Bailey informed the Board that Summerfield Park has
applied for an abatement. The current assessment is about
. 6 Million; -the company has an appraisal of about $1 . 4 Million,
He stated that he has reviewed the property as well as the other
commercial and industrial condominiums . He expressed opinion
that Summerfield Park is inequitably assessed and almost surely
quite overassessed. He does not know if this abatement
application is the result of other similar prope tees having
applied and having received abatements .
Mr . Badley further informed that 'Summerfield is assessed at
about 53 per square foot. Deer crossing , which has about 5
retail - - three times as valuable -- - is about $48 per square
foot. Pine Tree sold for $3:1 per square foot; Shellback sold for
$35 per sure foot . Mataket is assessed at $30 per square foot.
The $53 per square foot assessment of the subject property i
about 0 higher and unreasonable perhaps $35 per square
foot is more realistic.
Da v id Bailey met with Mr. Andre.. Summerfield Park ' s
representative , who complained about the $40 , 000 tax; the complex
is about 35 vacant. Discussion followed.
Upon question from chairman Porter, Mr. Bailey suggested
that before revaluation, the assessment of Summerfield Park
should be lowered to about $35 per square foot .
