• Board of Assessors Meeting Page
Recent Sales/Current Assessments in Particular Areas
(continued)
ago. Mr. Porter has recently reviewed current comps in this area
and has not found a reason for such a dramatic increase in value.
David Bailey informed that the subject property had
been sold in 1994 for $188, 000 after the original Owner died; the
assessment was $166 , 000 . He explained that a recent storm had
taken down many tall white pines . . . this may have opened up a
great view from the house interior. Also, a corner lot was
purchased from the next door neighbor perhaps to stop
people from continually parking in front of the subject property.
Mr. Bailey pointed out this is the second Yankee Barn i
Bone that sold high this year; the first was waterfront . There
, are at least one dozen Yankee Barn Homes in New Seabury identical
to this one . Assessing will do a field review, but there is no
way the assessment will equal that sale * . . $250 , 000 may be
real_.istic value. Lengthy side discussions followed. David
Bailey expressed opinion Assessing should gait for the Sales
Questionnaire to come in; it may have more -information than we
can perceive such as a trade of properties . i
Marcia ding expressed opinion the high sale may be an
., indication of a trend starting . Chairman Greig- agreed; he
expressed opinion New Seabury property values may be on the rise.
David Bailey expressed strong opinion there is a definite trend
of increasing values in both waterfront and spectacular view
properties . vice Chairman Porter agreed; he pointed out that all
of the Island properties are reflecting higher values .
Chairman Greig introduced discussion about Maushop.
Today he noticed the very expensive retaining wall being built
the entire beach is being taken away he perceives
.y many an abatement application . Vice Chairman Porter pointed out
the benefits of protecting the land from erosion. Lengthy side
discussions followed regarding illegal use f other nearby
y
beaches as well as present plans for dredging the spit.
NEW/OLD BEAT
Sales Information for Upcoming in Year 's Assessments
David Barbey informed that Assessing will soon start
` visiting all of the waterfrFontproperties . The plan is to re-do
the assessments . We will coo back 3 to 4 gears in sales and trend
them up. Sec nset, - Pirates Cove, Monomoscoy,. and the like w-111
be looked at we will try to bring thea together .
.rt
I
