Rowley <br /> TIME: :10 p.m. <br /> There was a public hearing on Seabrook Shores , Mr. carters abstained <br /> and removed himself from the table . lir. Lubin read the announcement <br /> which was advertised in the newspaper. <br /> Atty. Kirrane representing the applicant, l edbrook Corporation; presented <br /> a site plan and a colored site plan for the purpose of requesting the <br /> Board act favorably to the subdi*vis on which would divide 86.4 acres <br /> into 54 bu i ldirg lots as required under the provisions of the by-law, <br /> He said they had already appeared before ore the Board of Appeals and <br /> were granted a special permit for a54d-lot cluster subdivision. He <br /> said it was a requirement of the Board of Appeals to determine if the <br /> public good will be served -arid in acting favorably,-- they have found it <br /> in the public good, He went on to say they were before the Board tongiht <br /> to determine if it 's in compliance Gritti Chapter 41, Section 81. He <br /> added that the applicant had the possibility of hav-ing 59 single family <br /> dwellings . 34%o will be open space 10+ acres and the open space will <br /> fit in nicely with the present development of Seabrook Village * In <br /> determining if the plan is in compliance ,, they must look at the safety <br /> and welfare of Mashpee . He said these plans are in compliance with the <br /> rules and regulations oaf the Planning Board of Mashpee and with the <br /> subdivision control laws . For traffic congestion purposes , only 6 <br /> lots would have access onto the main roads , the others would have access <br /> only to the ways being placed within the subdivision, and there would <br /> be a restriction placed in the deed so they will have to use the inner <br /> roads of the subdivision to meet the spirit and intent of the by-lave <br /> and subdivision control laws . They reduced the density Brom 59 to 54 <br /> and the total acreage is about 1.2 house:;lots per acre . He thea <br /> presented a letter~ from the Conservation Commission addressing their <br /> concerns and read it. <br /> He said they had no objection to the 501 buffer set by the commission <br /> and were willing to place a restriction in the deed, <br /> He said they presented plans to the Board of Health showing the location <br /> of septics and wells adjacent to the wetlands . They also requested the <br /> locations for the others and they were taking immediate steps to provide <br /> them, but the Board of Health had no objections to what was already <br /> presented. <br />
