k. <br /> MUHM CONSERVATION CONffSSION <br /> 1 eqt f §!mtember 20, 1990 <br /> Commissioners Present: Patrick Coffey, Gertrude Simmons, Renee King Fudala, <br /> Duncan York, Frank Homeyer. <br /> Robert Sherrn, Conservation Agent, was present also. <br /> 7:00 FIELM POINT LIMITED TE P Pre-application conference for Whitings/ <br /> Quashnet. Doug Storrs representing Fields Point. They are attempting to have <br /> the OSID bylaw work toward a single family project also. Plans were reviewed. <br /> The property line goes to the center of the river. The plan lists the amount <br /> of acreage; type and total areas covered by wetlands; primary OSID and secondary <br /> OSID. The intent is to create a 600 foot corridor along the edge of the Quashnet. <br /> An outparcel is owned by Howard Dawson consisting of overgrown cranberry bogs. <br /> The concept is one where they will establish a roadway layout for both neighbor- <br /> hoods in a phase program that will be part of a special permit with the Planning <br /> Board. They estimate 80 single family homes on the Whitings parcel and 40 on <br /> the Quashnet parcel.. The Whitings parcel is designed to be -10,000 S.F. , small <br /> lot, single family houses, close to an existing downtown. Water is to be served <br /> by Highwood. They will be served by existing waste water treatment plant or an <br /> alternate waste water treatment plant, but the proposal is the existing one owned <br /> by Fields Point. <br /> Their goal is a neighborhood of diverse structures. There will be a very detailed <br /> architectural code (now in draft form) governing both neighborhoods with an Arch- <br /> itectural Review Committee to review applications. <br /> There are no wetlands associated with the Writings Road parcel, only with the <br /> corridor around the Quashnet. <br /> Mrs. Simmons asked if the 600 ft. buffer is from both sides and was told it is <br /> 300 feet on each. Mr. Storrs stated those are zoning boundaries. <br /> Mrs. Simmons asked if there was a price range and was told there i's none what- <br /> sever connected with OSID; --by virtue of the land area, they will be reasonable. <br /> Mr. Storrs stated a number of lots in the area could support accessory dwellings; <br /> rental unit which could never be sold. OSID under multi-units is tied to bed- <br /> rooms, They have arrived at a number of units permitted by averaging a unit and <br /> calling it 3.5 bedrooms; this is the basis for waste water disposal..
