MASHP E E CONSERVAT I ON COMM I SS I ON <br /> MEETING OFMAY 3 1990 <br /> Commissioners Present: Gertrude Simmons, v. Louise B hr man, Duncan York,, <br /> Joseph Burns, Patrick Coffey,, Marry D s osi rs. <br /> The greeting was called to order at 7 :00 P.M. <br /> 7:00 NEW SEABURY COMPANY for the upgrade of septic systems to meet Title 11 <br /> requirements at Lots 1365, 1366, 1367, 1368, 1369, 1370, 1371 , 1372, 1373, <br /> 13749 13769 1376, 1377, 1378 Shore Drive. Brian 7 ppenfeld presenting with <br /> Michael Grotzke. All the properties fall within some resource area and <br /> waiver for all of these for variances for being within 150 feet of the coastal <br /> bank has -been ec i gyred. Because of the configuration and size of the lots,, <br /> there are variances for coming up against the foundations with leach pits and <br /> septic tanks. Everything is up to Title V .requirements. <br /> There are no full basements, only crawl spaces. These are duplexes which have <br /> been used in the past for summer help residences. The bedrooms will remain the <br /> same. There is a deed restriction that the bedrooms as shown here will remain <br /> the sane that will go with the properties. <br /> Mrs. Simmons asked if the footprints would remain the sane and Mr. Zeppenfeld � <br /> stated he could not say anything about the footprints. <br /> Mr, Coffey asked how the bedrooms are being defined and was told that is up to <br /> the building inspector. In Title V. he is not sure they define what a bedroom is; <br /> they specify how many gallons per bedroom. <br /> Mr, Grotzke stated they are trying to get them all as one project; they are so close <br /> and so limited. Once the septic design is approved they can proceed with a rigid <br /> landscape design. <br /> Mrs. Simmons expressed sur*pri se that the footprint is not etched in store. <br /> Mr. Zeppenf6ld stated, with the size of the lots, there is not much growth they can <br /> o with these units. <br /> Mrs. Simmons pointed out that with their special permit, they can use as much of <br /> the lot as they want. <br /> Mr, Zeppenfeld stated the intent is to remain the same, individual privately owned <br /> cottages. <br /> M . Grotzke stated they would like to coordinate the design to be compatible with <br /> the ommission ' and Board of Health issues and Will be coring in with that on an <br /> informal basis. <br /> Mr. Zeppenfeld stated the number of bedrooms cannot be increased, it will be <br /> locked in with the deed. There can be no more than four bedrooms on the lot. <br /> Ms Borman requested a copy for the files. <br /> les. <br /> Mrs. Simmons stated if New Se8bury puts in their own treatment system, that could <br /> change. #fir, Grotzke stated once an individual buys them, it would be up to them. <br /> Asked which area is involved, Mr. Zeppenfeld stated it is Shore Drive between the <br /> Beach Club and Sandy Beach cottages above the dune. <br />
