Louise Behrman and Patrick Coffey. Margaret Moore, member candidate, <br /> and Lisa Hanscom, Conservation Agent, were present also. <br /> The meeting was called to order at 7: 15 p. m, <br /> `ILS PITT CORP. -To provide an informal discussion on the future of <br /> Mashpee Commons. Buff Chace, Doug Storrs and John Rentz. were present. <br /> Mr. Storrs advised they have been meeting with different groups around <br /> town explaining the start of Mashpee Commons and their plans to go <br /> forward. They chose the Charette format because it gage them the <br /> opportunity to allow the citizens to be actively involved in the <br /> planning process. <br /> A slide presentation was shown* <br /> The first phase of Mashpee Commons is what is seem today. Five gears <br /> ago they decided not to go with the traditional mall or shopping <br /> center approach. Mashpee had a master plan created in the late 1 ' s <br /> which called for a town center to be created around the rotary. The <br /> land is zoned CI-SV (CI-Shopping Village) , They struck upon the idea <br /> of a "Downtown" . It is a learning process going back 200 years. Every- <br /> thing today has been geared towards the use of the car instead of <br /> clustering thea together and providing more of a mix of uses which <br /> allows people to be less dependent upon the car with less of a sense <br /> of segre ation and more sense of community. <br /> He elaborated on the concept; They dedicated 1-12 acres for the town <br /> common} 2 acres for the library ; 2 acres for the elderly housing to be <br /> started in the Spring. They will build as the market dictates . Their <br /> street is 60 feet -from buildin8 face to building face. Building height <br /> in Mashpee is limited to 30 feet, He advised the lame width of their <br /> streets is the same as route 28 although they may seem narrower glue to <br /> on street parking. He cited a problem with the lot having been scooped <br /> out. Their concept is based on taking a division along a street and <br /> saying this is a suburban approach and this is a neighborhood approach. <br /> Traffic continues to be a problem, Building larger roads to take more <br /> cars takes money away from school budgets. Very affordable type <br /> housing with flexibility is proposed. in their special permit they are <br /> allowed up to 100 residential units on the second floor of buildings. <br /> These could be rental or ownership. Seniors groups have been very <br /> interested. Most two story buildings today are required to have <br /> elevators. <br /> Ms Eehrman stated, if looking at seniors, wide wheelchairs have to he <br /> accommodated. <br /> Mr. Bur-ns stated this is in a very expensive area and the tax rate is <br /> going to be Very high; how does that make it affordable? <br /> 1r. Storrs stated it is more affordable than the house that sits on <br /> two or three acre lot, <br /> Ms Behrman asked the price range. Mr. Storrs stated they have not <br /> pursued this from a price range standpoint because they have not <br />
