20 August 1998 <br /> Page 7. <br /> Ms Fantozzi stated this is the one lot, in particular, that is very critical to <br /> that field analysis of where the wetland resource area are because the <br /> verification of the fresh-and salt and coastal bank. They did not make any <br /> changes to the-structure proposed because everything is going to be put on <br /> hold until they are luxe. Then they can reassess and come back. Mr. <br /> Sherman wanted it in the record that assuming these delineations are <br /> correct, there is still nothing at this point that he would recommend to the <br /> Commission. <br /> Mx. Natale stated, with regard to the setback and zoning, there are already <br /> setbacks in the front and required the building to be set back further on the <br /> lot and that, coupled with the closeness to the BVW ....... <br /> Mr, Sherman stated variances can be obtained to put it closer to the street <br /> and house sizes can be cut back. It is a very large house. Ms Fantozzi stated <br /> they are aware of that and until the resource area is settled........... <br /> Mr. Natale stated they will come back and give the Commission justification <br /> as to why, if not, they can't meet the 50' standard. These are building <br /> envelopes. Ms Fantozxi stated they are hearing the concern and they ars <br /> ready to re-evaluate and reassess it but need the field certification first. <br /> Ms Fantozzi stated the issues are the resource areas and the buffer zones. <br /> The pauses are going to be severed so there is no nitrate issue; all colts are <br /> below 1. <br /> Mr. Sherman stated there are no landscape details on the plans. Ms <br /> Fantozzi stated they put in the notice that they were going to provide details <br /> pnox to construction. They are showing work limits, but the new owners <br /> coming in will have some feeling for the landscaping and they thought it <br /> would be better to wait. Mr. Sherman stated it can be conditioned that <br /> lawns/landscaping will have to be the subject of an amended order. Ms <br /> Fantozzi stated the pans will show the lawn area which will come up with <br /> less than 2 because there is no septic. It was noted the Riverfront Act does <br /> not apply. . <br /> Public comment: none. <br />
