MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> DECEMBER 13,2017 <br /> Given the topography of the lot,the distance to the lot line and the distance from the paved <br /> surface, this addition will not require any additional setbacks. <br /> Ms. Sangeleer read the Conservation, Inspection Department, and the Board of Health <br /> comments into the record. <br /> Mr. Doug Semple, an abutter that resides at 43 Sakonnet Drive addressed the Board and <br /> said that he and his wife are in favor of the project,and he thanked the Board for approving <br /> his variance for his house project. <br /> There were no more comments from the Board or audience. <br /> Mr. .Goldstein made a motion to approve the Written Finding request with the following <br /> conditions; Site Plan of Land: Revised Plan on 12/11/2017 to add Easterly Setbacks, <br /> Prepared for Patrick and Sharon O'Connor showing the proposed deck,Assessors Map 72 <br /> Parcel 30, 66 Massasoit Avenue, Mashpee, MA. All <br /> were in favor of the deck project. <br /> 431 Monomoscoy Road: Owners, Jeremy N. and Farhana R. Stevenson, Trustees request <br /> a Written Finding under §17417 of the Zoning Bylaws to allow for construction of a lap <br /> pool on property located in an R-3 Zoning District, (Map 124 Parcel 53), Mashpee, MA. <br /> Attorney Kevin Kirrane represented the applicants for the request of a lap pool. Also <br /> present was Tom O'Neil, who designed the building. He provided a narrative and <br /> photographs of the area. There is a substantial raised patio structure on the rear of this <br /> property and the project consists of taking a portion of that structure out and replacing it <br /> with a lap pool, and adding only about 195 sq. ft. of area, which is in dimension of 10' x <br /> 57'. <br /> The reason for the application is because the 195 sq. ft. right hand corner of the pool that's <br /> adjacent to the Great River side of the property is getting closer to the wetland resource <br /> area than what currently exists.The lot coverage is increasing slightly from 18.8%to 19.5% <br /> and the setback to the wetland resource area of the saltmarsh is going from at 36 ft. down <br /> to 30 ft. <br /> 6 <br />
