Wittstein Ctf. ##: 196058 <br /> 55 Monahansett Road <br /> (Map 123 Parcel 100) <br /> Mashpee, MA 02649 <br /> A Petition was filed on August 17, 2017 by Owners, Robert H. and Maura B. <br /> Wittstein requested a Written Finding under §174-17 of the Zoning Bylaws to allow for an <br /> alteration and extension of a porch, deck, and house on property located in an R-3 Zoning <br /> District and the Popponesset Overlay District, Map 123 Parcel 100, Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on September 1,2017 and September 8, 2017 <br /> a copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, September 27, 2017at which time the following members of the Board of <br /> Appeals were present and sitting in on this hearing; Chairman, Jonathan Furbusb, Vice <br /> Chairman, William Blaisdell, Board Members Dom DeBarros, and Scott Goldstein, and <br /> Associate Member,Brad Pittsley. <br /> Attorney Kevin Kirrane represented the homeowners for the application. He <br /> provided the Board with a plot plan, building plans, and a narrative of the property. The <br /> property consists of 9,13 8 sq. ft.has 85 feet of frontage along Monahansett Road and backs <br /> up to Deans Pond. The lot is situated in the Popponesset Overlay District and is a <br /> conforming lot. There is a ranch style single-family, three bedroom residence on the lot <br /> which currently conforms to the zoning requirements with the exception that the current <br /> setback from the Westerly side line is 14.4 ft. which is less than the 15 ft. under the bylaw. <br /> He highlighted the areas on the plan of the proposed additions which will increase the non- <br /> conformity from 14.4 ft. to 14.3 ft. and the addition to the structure is getting closer to <br /> Monahansett Road. <br /> 1 <br />
