Kearney Ctf.: #197892 <br /> 70 Bluff Avenue <br /> (Map 118 Parcel 50) <br /> Mashpee,MA 02649 <br /> A Petition was filed on July 5, 2017 by Yvonne E. Kearney requesting a Written <br /> Finding under §174-17 and §174-20 of the Zoning Bylaws to raze and replace a single- <br /> family dwelling on property located in the R-3 and Popponesset Overlay District(s), at 70 <br /> Bluff Avenue, (Map 118 Parcel 50),Mashpee,MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise,a newspaper of <br /> general circulation in the Town of Mashpee,on July 14,2017 and July 21,2017 a copy of <br /> which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday,August 9,2017 at which time the following members of the Board of Appeals <br /> were present and sat on this hearing; Chairman, Jonathan Furbush, Board Members, Ron <br /> Bonvie, Scott Goldstein, and Associate Members,Brad Pittsley and Norman J. Gould. <br /> Attorney Kevin Kirrane represented the applicant for the specific findings relative <br /> to the raze and replace project. He provided the Board a narrative and photographs of the <br /> subject property, as well as properties in the vicinity of 70 Bluff Avenue. He appended <br /> design plans and a site plan to his written narrative which has an overlay relative to the <br /> existing structure and the proposed structure on the site. <br /> The plan depicted the existing structure being similar to other structures in the <br /> neighborhood that were built in the 1950's. The lot is relatively small consisting of 6,750 <br /> sq.ft.with 75 ft.of frontage on Bluff Avenue.The lot is located in the Popponesset Overlay <br /> District and conforms to the 6,000 sq. ft. and 60 ft. of frontage requirement. However,the <br /> exists on the site is non-conforming on the easterly sideline <br /> three bedroom dwelling that <br /> being 13.5 ft. from the existing deck and structure. The overall lot coverage on the site is <br /> currently at 22.9%. <br /> j' 1 <br />
