Briggs requesting <br /> a Written Finding under §174-17 of the Zoning Bylaws to allow for construction of a <br /> bedroom addition on property located in an R-3 Zoning District, at 51 Massasoit Avenue, <br /> Map 72 Parcel 45,Mashpee,MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee,on July 14,2017 and July 21,2017 a copy of <br /> which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday,August 9,2017 at which time the following members of the Board of Appeals <br /> were sitting on this hearing; Chairman, Jonathan Furbush, Board Members, Ron Bonvie <br /> and Scott Goldstein, and Associate Members, Brad Pittsley and Norman J. Gould. Also <br /> present was Building Commissioner,Michael Mendoza. <br /> Mr. Steve Cook with Cotuit Bay Design represented the applicants for the proposed <br /> project. The existing small 3-bedroom cottage is considered non-conforming to current <br /> zoning because it is situated on the corner of Cappawack and Massasoit Avenue and has a <br /> 28.2 ft. setback off Massasoit and a 30.7 ft. setback off Cappawack. The homeowners <br /> would like to expand the single-story addition with a 14 ft. by 17 ft. on the rear. The <br /> addition conforms to all zoning setback criteria at 10.6% which is well below the 20% <br /> threshold and is conforming. There will also be a raised patio but it is not considered a <br /> structure. The septic system will be relocated. <br /> There were no more comments from the Board. <br /> 1 <br /> l <br />
