MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Philip A. Hall <br /> 29 Quippish Road (Map 55 Parcel 5.0) <br /> Mashpee, MA 02649 <br /> SP-2017-37 <br /> The revised plan that was presented to the Board depicted the 484 sq. ft. area which <br /> is far less than the 40% of the total living space of the dwelling. Vice Chairman, Bill <br /> Blaisdell had a conversation with the Building Commissioner and it was determined that <br /> the living area should be the actual living space and not the footprint of the building, <br /> therefore this proposal is in compliance with the square footage to have an accessory <br /> apartment. <br /> There were no abutters present. <br /> In view of the foregoing, the Board determined the Petitioner met the criteria for a <br /> Special Permit. Upon motion duly made and seconded at the Public Hearings on <br /> Wednesday, August 9, 2017, the Zoning Board of Appeals voted unanimously to issue a <br /> Special Permit for an accessory apartment under §174-45.4 with the following conditions; <br /> 1. All Town Department comments inclusive of the comments read into the record at <br /> the July 26, 2017 hearings. <br /> 2. Specific comments issued from the Board of Health which states that the applicant <br /> meets with the Board of Health for additional work and confirms that the septic <br /> inspection is required, and that the kitchen facilities that are on the revised plans <br /> satisfy the Board of Health. <br /> 3. Conditioned upon all permits including but not limited to plumbing, gas, electrical, <br /> and building will be applied for and obtained including the satisfaction of the <br /> Building Commissioner prior to the issuance of an occupancy permit. Referencing <br /> a set of plans issued to the Board that include three pages; A First Floor Plan — <br /> (Proposed), Scale: 118" = 1' depicting the total existing square footage, and the <br /> apartment square footage that is required under the Zoning Bylaw with the Town <br /> of Mashpee, A Second.Floor Plan (Proposed/Unchanged), Scale: 1/8" =. 1', and A <br /> site plan that depicts a cranberry color of the parking locations and comments <br /> regarding the leach field referencing the location of the building. <br /> 2 <br />
