PETITIONERS MICHAEL AND LISA CANNATA <br /> RE: 100 CAYUGA AVE, MASHPEE <br /> WE RESPECTFULLY REQUEST A ZBA HEARING FOR APPROVAL OF CONDITIONS FOR <br /> REDEVELOPMENT OF 100 CAYUGA AVE (58-23-0 assessors map/R3 Zone) <br /> Existing property Description: <br /> This very large 1.6 acre parcel has previously been developed in 1942. It currently stands with <br /> -one residential-home and a detached 2 car garage. Both structures have well exceeded their life <br /> expectancy at this time and existing structural conditions are unsafe and uninhabitable. <br /> Buildings have failing block foundations and extensive structural rot. Given this poor state of <br /> disrepair, removal and redevelopment is the most prudent option. <br /> Scope of new work: <br /> The intent and scope for this redevelopment is to replace these old structures with a new 4 <br /> bedroom home and a new detached garage with living space above. Both buildings will be set in <br /> similar locations but are environmentally improved by moving bank and away from the lakefront <br /> and the inland bank as shown in plans submitted. Property is large enough to sustain a 5 <br /> bedroom septic and represents only 7% lot coverage. The septic design is also a great <br /> improvement ecologically as it is moved to the street side away from the lake and replaces two <br /> cesspools that exist on the lakefront. The project will also include fencing along the property <br /> lines and stone landscape walls to mitigate grade changes and provide a backstop for extensive <br /> plantings. These site plans have already received Health dept. review and DEP/Conservation <br /> board approval with issued DEP#043-2884 <br /> We now seeking variances and relief for the following actions: <br /> 1. Relief of the 150 foot frontage requirement. Property is already developed and is a <br /> pre-existing nonconforming lot with 84.60 foot frontage. <br /> 2. To allow a two phased project to include the following scope of work In the following <br /> order: <br /> Phase 1: Remove all existing structures, house, garage and sheds. Permit and build the <br /> new detached garage as per plans provided and install the new 5 bedroom septic system <br /> required for the whole project. Owners will require this space to live while building the main <br /> house. Install privacy fencing on left and right lot lines and build stone landscape walls and <br /> driveway. Permit and rebuild existing shed on waterfront shown on plan. <br /> Phase 2: Permit and build the main home not to exceed 4 bedrooms or the footprint and <br /> setbacks shown on site plan. Once the occupancy permit has been received for this main <br /> dwelling cooking equipment may be removed from the garage premises if required. <br /> Proposed total septic capacity and bedroom count will be and shall not exceed 5 as per <br /> plans.
