Board of Appeals Minutes—October 14, 1998 2 <br /> concerning fire apparatus being able to reach the home in case of an emergency. Because <br /> a large water supply is needed, room is required to maneuver sizable fire apparatus. <br /> Mr. Govoni informed the Board that he discussed granting of variances on unpaved road <br /> with Deputy Fire Chief Hamblin. Mr. Hamblin's recommendation is to require new <br /> construction on unpaved roads to install a sprinkler system in the home. <br /> Mr. Nelson advised Mr. Hansen to request that the DPW repair the problems of the large <br /> potholes at the entrance of Blue Castle Drive in order to facilitate access for emergency <br /> vehicles. <br /> A resident questioned if all new homes will be required to install sprinkler systems, Mr. <br /> Govoni informed the audience that the Fire Department will eliminate the requirement <br /> that the road be of a hard surface with fire hydrants if protection is provided with the <br /> installation of a sprinkler system. No comments were received from abutters. <br /> Is <br /> Mr. Regan moved to grant the Variance, subject to the following conditions: <br /> 1. installation of an NFPA 13-D approved sprinkler system. <br /> 2. the road in front of the property be maintained to a minimum width of 14 feet <br /> i and a minimum vertical clearance of 13 feet six inches. <br /> 3. criteria 2-4 <br /> 4. findings 3,4 <br /> Mr. Nelson seconded. He informed the <br /> Board that the proposal is to demolish an existing garage and construct a new single- <br /> family home, three-bedroom home. He further stated that the lot coverage will only be <br /> 10.2%. The Board of Health has approved the septic system. Conservation Commission <br /> has also approved the project as shown on the plans. He stated that the applicant is not <br /> i seeking relief from the sideline, rear or front setback requirements.
