Board of Appeals Minutes - September 23, 1998 2. <br /> Several abutters to Mr. Smith's property on Monomoscoy Road entered the room at this <br /> point and Mr. Govoni repeated the Board's decision to continue the applications. They <br /> were informed that they could submit letters to the Board if they were unable to attend the <br /> October 14, 1998 meeting. <br /> David M. Ensko -Requests a Variance from Section 174-31 of the Zoning By-laws for <br /> permission to vary the sideline setback requirements to allow construction of an addition <br /> on property located in an R-5 zoning district at 35 Gunters Lane (Map 2 Block 17 1) <br /> Mashpee, MA. <br /> Members sitting: Edward M, Govoni, Robert G. Nelson and Richard T. Guerrera, <br /> Jack E. Landers-Cauley represented the applicant and submitted a letter from an abutter <br /> indicating approval for the proposed construction. He also stated that the property is <br /> IZ' located at the end of Gunters Lane with no neighbors to the east or north due to the open <br /> space requirement, He informed the Board that because of the location of the septic <br /> system, the only place for an attached garage is on the westerly property line, The <br /> proposed construction is for a two-car garage with a studio/storage space area overhead. <br /> Mr. Nelson questioned if the applicant would consider a detached garage. Mr. Landers- <br /> Cauley replied that an attached garage is preferred by the family in order to access it from <br /> the house, that it will be an extension of the use of the house and part of the normal <br /> appurtenances of a home. <br /> Mr. Nelson moved to grant the Variance of 4.5 feet from the westerly property line to <br /> allow for the proposed addition, subject to criteria 2,3,4, Mr. Guerrera seconded. All <br /> agreed. <br /> l Mr. Landers-Cauley made changes to the plan indicating the correct setback requirements <br /> �j for the property. <br /> l <br /> ' Robert Eastwood -Requests a ,Special Permit under Section 174-20 of the Zoning By- <br /> laws for permission to demolish an existing structure and construct a single family <br /> dwelling on property located in an R-5 zoning district at 87 Hoophole Road (Map 57 <br /> i Block 46)Mashpee, MA. (Owner of record: Joshua M. Alper,) <br /> I <br /> Members sitting: Edward M. Govoni, James E. Regan III and Robert G. Nelson, <br /> 1` <br /> Jack E. Landers-Cauley represented the applicant stating the proposal will be an <br /> improvement with the razing of the existing old structure on the property. The proposed <br /> l <br /> construction will be placed in the middle of the lot and will meet all the setback <br /> requirements since the lot consists of over 4 acres. The proposed construction will be 113 <br /> feet away from the pond and at least 132 feet from any property line. Title V septic <br /> system is planned as well as upgrade of electrical and water access to the house. <br />
