Board of Appeals Minutes -August 12, 1998 4. <br /> Mr. Regan expressed concerns that the proposed garage is very close to the reserve area. <br /> Mr. Hauck stated that the original side and fi•ont setbacks are 10 feet. He informed Mr. <br /> Groetzke that the garage wall must be fire-radiant if it is within three feet of the property <br /> line. Mr, Regan questioned the large size of the garage on the small lot and the close <br /> proximity to the property line. He suggested that the Board members visit the site and <br /> that the applicant return to the Board with new plans to reduce the size of the garage. No <br /> comments were received from abutters. <br /> Mr, Dorgan moved to continue. Mr. Nelson seconded. All agreed. <br /> Pier L. Iovino -Requests a Special Permit under Section 17417 for the expansion of a <br /> pre-existing, non-conforming cottage on property located in an R-5 zoning district at 302 <br /> Main Street (Map 36 Block 37)Mashpee, MA. <br /> Members sitting: James E. Regan IIT, Robert G. Nelson and James M. Dorgan. <br /> Mr. lovino stated that he purchased the property with three existing buildings including a <br /> main house, a cottage and a garage. He has made improvements to the buildings and <br /> proposes to make further enhancements to the property, No comments were received <br /> from abutters. <br /> Mr. Nelson moved to grant the Special Permit subject to findings 1, 3, 4, 5, 6 for Special <br /> Permits, Mr. Dorgan seconded. The property is located in an R-3 zoning district at <br /> 407 Great Oak Road (Map 126 Block 47) (Owner of record: Andrew Benjamin), <br /> Gilliam McElroy-Requests a Variance from Sections 174-31, 174-33 and 174-86 of the <br /> Zoning By-laws for permission to vary the front setback requirements, the setback fiom <br /> the wetlands and to allow construction in the ACEC. The applicant proposes to construct <br /> a single family home with a front setback of 25 feet from Great Oak Road and a setback of <br /> 35 feet to the edge of the wetlands. The property is located in an R-3 zoning district at <br /> 403 Great Oak Road (Map 126, Block 48). (Owner of record: Christopher Burden TR.) <br /> Jason.
