Board of Appeals Minutes - October 22, 1997 3, <br /> Gerald V. and Dorothy R, Boylan - Request a Special Permit under Section 174-17 of the <br /> Zoning By-laws to allow the construction of a 12 foot by 20 foot addition to a pre-existing <br /> non-conforming dwelling on property located in an R-3 zoning district at 40 Alma Road <br /> (Map I11, Block 16 1)Mashpee, MA, (The 1995 Special Permit granted by the Board has <br /> expired). <br /> Members sitting: E. Govoni, J. Regan, C. Hawver <br /> Mr. Boylan informed the Board that he had received the same Special Permit and Variance <br /> two years ago and have expired since he was not able to begin construction. <br /> Mr. Regan moved to grant the Variance of 4,9 feet to allow a 20.1 front setback . Ms. <br /> Hawver seconded. All agreed. Mr. Regan moved to grant the Special Permit. Ms. <br /> Hawver seconded. All agreed. <br /> Barbara C. Adner -Requests a Variance from Section 174-31 of the Zoning By-laws to <br /> vary the front yard setback to allow a 16 foot front setback from Bowsprit Point on <br /> property located in an R-3 zoning district at 17 Bowsprit Point (Map 105, Block 228) <br /> Mashpee, MA. <br /> Members sitting: M. Makunas,R. Nelson, I Dorgan <br /> Engineer Michael Grotzke represented the applicant. He explained that it had been <br /> thought this lot was in the New Seabury Special Permit and it was determined it was not <br /> and was subject to the R-75 zoning. He informed the Board that the lot is in the flood <br /> plain and that conservation issues prevented any expansion on the side or rear of the <br /> house. The owner proposes to replace an existing front porch with a front addition to <br /> allow the relocation of a stairway. Conservation has approved the plans. No comments <br /> were received from abutters. <br /> Mr. Nelson moved to grant the Variance of 4 feet to allow a 16 foot setback from <br /> Bowsprit Point. He found that the shape and topography affect this lot and not the zoning <br /> district and the lot is impacted by wetlands. Mr. Dorgan seconded. All agreed. <br /> Mashpee Land Investment LP - Request a Variance from Section 174-25.1.9 of the Zoning <br /> r; <br /> By-laws for permission to exceed the 70 foot dock length limit to allow for 160 foot dock <br /> on Ockway Bay on property located in an R-3 zoning district at 22 Harbor Ridge Drive <br /> I' (Map 104, Block 117)Mashpee, MA. <br /> i; <br /> Mashpee Land Inv.,estment LP -Request a Special Permit under Section 174-25.1.9 for <br /> permission to construct a 12-slip community dockage facility for the eleven lots within the <br /> ji <br /> Harbor Ridge Estates Subdivision on property located in an R-3 zoning district at 22 <br /> Harbor Ridge Drive (Map 104, Block 117)Mashpee, MA, <br />
