TOWN OF MASHPEE <br /> BOARD OF APPEALS <br /> Minutes <br /> Wednesday, January 22, 1997 <br /> The Mashpee Board of Appeals held a meeting on Wednesday, January 22, 1997 at the <br /> Carol H. Jacobson Senior Center. Members present and acting throughout were Edward <br /> M. Govoni, Chairman; James E. Regan III, Vice Chairman; Cheryl A. Hawver, Clerk and <br /> Associate Members Richard T. Guerrera, James Dorgan and Michael A. Makunas. <br /> Building Inspector William F. Hauck and Deputy Fire Chief Sheldon Hamblin were in <br /> attendance. <br /> Little River Boa and Inc. - Requests a Special Permit under Section 174-17 of the Zoning _ <br /> By-laws for permission to expand a pre-existing non-conforming structure with a second <br /> floor office addition, construct a 48' x 60' steel frame building and allow additional <br /> portable rack storage equipment on property located in an R-3 zoning district at 15 <br /> Riverside Road (Map 119, Block 88)Mashpee,MA. (Owner of record: William E. <br /> Burtis). Chapter 112 hearing. <br /> Members sitting; E. Govoni, J. Regan, C. Hawver <br /> Attorney Robert F. Mills represented the applicant. He presented a brief to the Board and <br /> explained that the petition was an extension of a non-conforming use since the boatyard <br /> has been in existence since 1903. He said the proposed 48' x 60' metal frame building <br /> would replace an existing hoop house and the applicant also plans to add a second floor <br /> addition to the office facility and four additional units of portable rack storage. Mr. Mills <br /> stated that there is a difference of opinion between the applicant and the Building <br /> Inspector on the definition of the portable rack storage on whether it is a"structure". <br /> The applicant also plans to remove an existing 1,000 gallon gasoline storage tank and <br /> replace it with a new 2,000 gallon tank and a new 1500 gallon septic system to improve <br /> the site conditions. Mr. Mills explained that the primary business at the site is storage and <br /> repair. He noted that one of the abutters had requested that a minimum 15' setback from <br /> his property be maintained and Mr. Mills said the setback would be 18' and that some <br /> evergreen screening would be planted at the suggestion of the Design Review Committee. <br /> Mr. Mills noted that a petition with 92 signatures had been presented in favor of the <br /> application as well as one letter from a direct abutter opposed. He said that this was one <br /> of the few areas in Mashpee to offer access to the water and is used by the Harbormaster <br /> and Shellfish Warden. <br />
