Brennan-Requests a Variance from Section 174-31 of the Zoning By-laws for <br /> permission to vary the side setback requirements to allow the construction of a single <br /> family house on property located in an R-3 zoning district at 26 Bayshore Drive(Map <br /> 108, BIock 73)Mashpee, MA. <br /> Members sitting: E. Govoni, C, Hawver, R. Nelson <br /> Engineer John Slavinsky represented the applicant and explained that the lot was narrow <br /> and was in a cluster subdivision requiring 15 foot sideline setbacks. He said other <br /> variances were granted in the neighborhood and Mr. Govoni said the other lots had <br /> hardships relating to the'topography whereas this lot did not have any unusual <br /> topographical features. <br /> Comments were received from abutters objecting to the size of the proposed house and to <br /> the fact that the homeowner's association has not approved the plans. Mr. Makunas <br /> asked when the subdivision was created and Mr. Govoni explained that it was approved in <br /> 1984 when zoning required a minimum of 15' for sideline setbacks. M. Connors, an <br /> abutter, informed the Board that she had to redesign her house and loose 2 feet. Mr. <br /> Nelson stated that a hardship had not been established. <br /> Mr. Govoni moved to deny the application without prejudice. Mr. Nelson seconded. All <br /> agreed. <br /> Barbara H. Reed -Requests a Special Permit under Sections 174-17 and 174-20 to allow <br /> the removal of a pre-existing residential structure and the replacement with a new single <br /> family dwelling on property located in an R-3 zoning district at 62 Riverside Road (Map <br /> 119, Block 136)Mashpee, MA. <br /> Members sitting: Edward M. Govoni, Cheryl A. Hawver, Richard T. Guerrera <br /> Engineer John Slavinsky represented the applicant and presented plans for the replacement <br /> of a seasonal home. Mr. Govoni noted that <br /> a Variance was not r in <br /> required since the house <br /> met the earliest zoning on Seconsett Island. Comments were received ftom direct <br /> abutters, Bob and Evelyn Lynch, requesting that the house be moved further back from <br /> Riverside Road so as not to block their view. He was also concerned that the proposed <br /> house is a two story house. <br /> Mr. Slavinsky stated that the septic system and neighboring wells governed the location of <br /> the mouse. He said the house could be moved back 6' and have a 27' setback from <br /> Riverside Road. <br />
