BOARD OF APPEALS <br /> Minutes <br /> Wednesday, September 25, 1996 <br /> The Mashpee Board of Appeals held a meeting on Wednesday, September 25, 1996 at the <br /> Carol H. Jacobson Senior Center, 500 Great Neck Road North. Board Members present <br /> and acting throughout were: E. Govoni, Chairman; J. Regan, Vice-Chairman and <br /> Associate Members R. Nelson, R. Guerrera and J. Dorgan. Clerk C. Hawver arrived <br /> during the first hearing. Building Inspector William F. Hauck was in attendance. Mr. <br /> Govoni called the meeting to order at 7:30 P.M. <br /> Elizabeth P. and Peter N Stavru - (Rescheduled from September 11, 1996) - Request a <br /> Variance from Section 174-46.E.3 of the Zoning Bylaws for permission to vary the <br /> setback requirement between buildings in an Open Space Incentive Development on <br /> property located in an R-5 zoning district at 28 Main St. - Unit 40 Stratford Ponds (Map <br /> 47, Block 29, Lot 40)Mashpee, MA. <br /> Members sitting: E. Govoni, J. Regan, R. Guerrera <br /> Mr. Stavru informed the Board that the present bulkhead entrance is dangerous and he <br /> wishes to redesign it by cutting away three steps so that the entrance is at ground level. <br /> He also wants to enclose the area to protect the steps from rain and snow. Mr. Hauck <br /> said the new design will encroach on the 20 foot setback. Mr. Govoni read a letter from <br /> the Fire Department approving the project with the condition that the exterior finish of the <br /> structure and door be of a rated non-combustible material. Mr. Hauck said that they <br /> should use fire rated roofing shingles and siding. <br /> Mr. Regan moved to grant the Variance with the condition that the exterior of the <br /> structure be constructed with fire rated roof shingles to comply with the Fire Department <br /> conditions. Mr. Guerrera seconded. All agreed. <br /> Donald R. Shapiro TR. - Requests a Variance from Section 174-31 of the Zoning By-laws <br /> for permission to vary the front setback and lot coverage requirements to allow the <br /> construction of a 461 square foot house addition on property located in an R-3 zoning <br /> district at 15 Tide Run (Map 126, Block 42)Mashpee,MA. <br /> Members sitting: E. Govoni, J. Regan, C. Hawver <br /> Engineer Michael Grotzke represented the applicant and reviewed plans for a first floor <br /> bedroom addition which has received Conservation Commission approval if a <br /> denitrification septic system is installed. He explained that the lot is impacted by wetlands. <br /> Ms. Hawver asked about lot coverage and Mr, Govoni stated that it would be 30% <br /> excluding the wetlands. The proposed addition will be 24.4 feet from Tide Run. <br />
