MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A VARIANCE <br /> Ellen J. Harris, Trustee <br /> 41 Greenwood Road (Map 117 Parcel 312) <br /> Mashpee, MA 02649 <br /> V-2016-57 <br /> The new house is basically the same size, and has been rotated slightly to become <br /> square on the lot. It is now 25.1 ft. from Greenwood Rd., 37 ft. ftom Bearse Rd. The side <br /> yard is now 15 ft., and what was 11.5 ft. is now 11.9 ft. from the rear property line. The <br /> parking area is situated on top of the septic system. <br /> In view of the foregoing, the Board determined the Petitioner met the criteria for a <br /> Variance. Upon motion duly made and seconded at the Public Hearings on Wednesday, <br /> December 14, 2016, the Zoning Board of Appeals voted unanimously to issue a Variance <br /> to Ellen J. Harris, to raze and replace a single-family dwelling on property located at 41 <br /> Greenwood Road, Map 117 Parcel 312, Mashpee, MA, This is conditioned upon on all <br /> department comments read into the record and the following; <br /> 1. A Variance from the rear yard setback which is required to be 15 ft., and is shown <br /> as 11.9 ft. The amount of the Variance requested is 3.1 feet from the rear yard <br /> setback. <br /> 2. The Board has determined that the applicant meets all the conditions of a Variance <br /> under Mass General Law 40A Section 10. <br /> 3.
