Corderi requesting a <br /> Variance from the side, front and rear yard setbacks under §174-31 of the Zoning Bylaws <br /> to raze and replace a single-family dwelling on property located in an R-3 Zoning District, <br /> and Popponesset Overlay District, at 67 Shore Drive, Map 117 Parcel 347, Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on November 11, 2016 and November 18, <br /> 2016 a copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §10 and the Tow of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, December 14, 2016 at which time the following members of the Board of <br /> Appeals were present; Vice Chairman, William Blaisdell, Board Members, Ron Bonvie, <br /> Dom DeBarros, and Scott Goldstein, and Associate Members, Brad Pittsley and Norman <br /> J. Gould. <br /> Attorney,Jeff Oppenheim,from Falmouth represented the homeowner for this raze <br /> and replace project. Also present was Denise Bonoli, Architect, and Tom Bunker, of BSS <br /> Design. Attorney Oppenheim announced to the Board and audience of a correction to the <br /> Variance advertisement stating that the application request is only for a front and side yard <br /> setback variance; not a rear yard variance. He said that the new house, if approved, will <br /> only be slightly bigger, with a full basement. <br /> Mr. Tom Bunker, BSS Design presented the plot plan to the Board and pointed out <br /> the setback information provided by the Attorney. The lot coverage will remain within the <br /> zoning requirements, and the shed will be removed. Mr. Bunker said there will be a full <br /> basement with an impervious membrane against the foundation wall. There will be <br /> sufficient space for parking. <br /> There were no comments from the Board or audience. <br /> 1 <br />
